## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

### Uses

- **Deal sourcing:** new listings that fit your buy box, every morning
- **1031 exchange:** NNN retail and single-tenant deals by cap rate and price
- **Broker prospecting:** who lists what, where, and how many active listings they carry
- **Market comps:** asking price per sq ft and cap rates by state and property type
- **Alerts:** schedule it daily with `"sort": "newest"` and send new rows to Slack or email

### Pricing

- **$0.002** per listing
- No start fee. A run that finds nothing is free.

1,000 listings with details and brokers cost $2.00.

### Notes

- Crexi returns up to 1,500 listings per search. Several states or types run as one search each, so `["TX", "FL", "CA"]` can reach 4,500. `maxListings` is split evenly across them.
- Some facts (occupancy, APN, tenancy) are hidden from logged-out users on some listings; those are left out rather than returned as asterisks.
- `capRatePct` comes from the listing facts or headline when the broker states one. The `minCapRate` filter uses Crexi's own cap-rate field.
- For sale listings only. Lease listings are not included.

# Actor input Schema

## `searchTerm` (type: `string`):

Free text, e.g. a city, county, tenant name or property kind: Austin, Dollar General, car wash, NNN.

## `states` (type: `array`):

Two-letter US state codes, e.g. TX, FL, CA. Empty = nationwide.

## `propertyTypes` (type: `array`):

Empty = all types.

## `minPrice` (type: `integer`):

Empty = no minimum.

## `maxPrice` (type: `integer`):

Empty = no maximum.

## `minCapRate` (type: `string`):

e.g. 7 or 6.5. Listings without a stated cap rate are left out when this is set.

## `includeUnpriced` (type: `boolean`):

Listings with no asking price (price on request, auctions without a starting bid). Ignored when a price filter is set.

## `sort` (type: `string`):

Newest = most recently listed first.

## `includeDetails` (type: `boolean`):

Open each listing for the property facts (year built, lot size, zoning, NOI, tenancy...), investment highlights and the listing brokers with license and brokerage. Off = search data only, faster.

## `maxListings` (type: `integer`):

Stop after this many listings, split evenly across the state and type combinations. Crexi returns up to 1,500 per search; each state/type combination is its own search.
