## What's an Apify Actor?

Actors are web data automations that power AI and operations. They run on the Apify platform to scrape websites, process data, connect APIs, and automate workflows.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.
Actors are written with capital "A".

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.
The best way to integrate Actors is as follows.

- **AI agents and MCP clients** — the [Apify MCP server](https://docs.apify.com/integrations/mcp.md) at `https://mcp.apify.com` (remote, streamable HTTP, OAuth on first use).
- **Agentic workflows and local Actor development** — [Agent Skills](https://apify.com/.well-known/agent-skills/index.json) with the [Apify CLI](https://docs.apify.com/cli/docs.md): `npm install -g apify-cli`, then `apify login`.
- **JavaScript/TypeScript projects** — the official [JS/TS client](https://docs.apify.com/api/client/js/docs.md): `npm install apify-client`.
- **Python projects** — the official [Python client](https://docs.apify.com/api/client/python/docs.md): `pip install apify-client`.
- **Any other language** — the [REST API](https://docs.apify.com/api/v2.md).

For usage examples, see the [API](#api) section below.

# README

## REMAJU Peru Judicial Auctions Scraper (Remates Judiciales Electrónicos)

> Track every electronic judicial property auction (remate judicial) published on Peru's Poder Judicial REMAJU platform. Get the auction number, call/round, phase, offer-submission date, exact location, base price, appraisal (tasación), required deposit (oblaje), auction fee (arancel), the full court case (expediente, court, judge, clerk, subject matter, resolution), the electronic registral entry (partida) and any liens or embargoes with amount and beneficiary. Filter by department, property type and phase, and export clean structured data. No more re-checking the portal by hand or copying auctions into Excel.

### What you get

One clean, deduplicated record per auction, merging the listing card and the full detail sheet:

- **Auction:** auction number, call/round (1st/2nd/3rd convocatoria), auction type, status and current phase.
- **Timing & place:** offer-submission date and time, and the property location/district.
- **Money (typed):** base price, appraisal value (tasación), minimum bid increment, auction fee (arancel), required deposit (oblaje) and the exchange rate applied — each with amount and currency.
- **Court case:** case file (expediente), judicial district, court/jurisdictional body, instance, judge, court clerk, subject matter, resolution number and date.
- **Registral & liens:** electronic registral entry (partida), plus any encumbrance/embargo text with its amount and beneficiary parsed out.
- **Full description** of the asset, registered-bidder count, and a capture timestamp.

### Who is it for

| Use case | Who benefits |
|---|---|
| Auction hunting | Investors and buyers looking for discounted property before anyone else |
| Real-estate & legal | Brokers, lawyers and appraisers tracking new remates by district |
| Due diligence | Analysts checking liens, appraisals and base prices across cases |
| Monitoring | Anyone who currently re-checks REMAJU daily and pastes it into a spreadsheet |

### How to use it

1. Pick a **department** (or TODOS) and optionally a **property type** and **phase** (for example only auctions open for offers).
2. Optionally narrow to a single **case file (expediente)** or **auction number**.
3. Keep **Include Full Detail** on for the complete court, price and registral data, set **Max Auctions** and run.
4. Export as JSON, CSV or Excel, or pull it through the Apify API. Schedule it daily to catch every new auction.

### Frequently Asked Questions

**What is the difference between tasación, precio base and oblaje?**
Tasación is the appraised value, precio base is the starting price of the auction, and oblaje is the deposit a bidder must post to participate. All three are returned as typed amounts with their currency.

**Does it include the court case and any liens?**
Yes. Each record includes the expediente, court, judge, clerk and subject matter, plus the electronic registral entry (partida) and any embargo/encumbrance with its amount and beneficiary parsed from the description.

**Can I get only one department or property type?**
Yes. Filter by department, by property type (casa, departamento, terreno, local, and more) and by auction phase. Use TODOS to pull everything.

**Will I be charged for empty or failed runs?**
No. You are only charged per real auction record returned. A run that finds nothing, or that fails, produces no billable results.

**How fresh is the data?**
Every auction is read live from the portal at run time, so each record reflects the auction at the moment of the run (see observedAt). Schedule the actor to monitor new auctions daily.
