## Funda Scraper - Netherlands Real Estate Listings

Scrape property listings from **funda.nl**, the Netherlands' dominant real-estate portal. Paste any funda.nl
search URL - to buy (koop) or to rent (huur), any area - and get clean rows with **price**, **living area**,
**rooms**, **bedrooms**, **energy label**, **plot**, **year built**, **full address** and **images**.
No API key. No browser. Runs through Apify Proxy.

### Reliability

Reads funda.nl through **residential Apify Proxy** with browser-grade TLS fingerprints (got-scraping). It works
in two steps: the search page yields the listing URLs, then each listing is read from its own detail page
(JSON-LD plus the structured feature list) so every row carries area, rooms, energy label and year - not just a
teaser. A search that matches nothing, or an import that cannot be read, bills **$0** and says why. Long runs
stop cleanly before the timeout and save everything collected so far.

### Honest limits

- **`plotSqm` fills for houses and land only** - apartments have no plot and return null by design.
- Two-step fetching makes this slower than a single-page scraper; that is the cost of full per-listing detail.
- Datacenter IPs are blocked by funda; keep the default **RESIDENTIAL** proxy.

### Pricing

**$0.003 per listing** on the FREE tier (tiered pricing lowers it with volume). Two page fetches per listing
justify the rate. Only listings actually saved are billed; empty searches and unreadable imports cost nothing.
