## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Austria Real Estate Scraper – DER STANDARD Immobilien

Get **every property listing for any area of Austria** from [DER STANDARD Immobilien](https://immobilien.derstandard.at), one of Austria's major property portals, as clean data: **price, €/m², living area, rooms, operating and monthly costs, commission, amenities, address, agency, publication date and photos**.

Type a location (**Wien, Wien Favoriten, Graz, Linz, Salzburg, Tirol, Österreich…**), choose buy or rent, and click Start.

### Why this scraper?

- **No 7,500-result limit.** The site only lets you page through 500 pages of a search. This Actor splits bigger searches (e.g. all apartments for sale in Vienna, 10,000+) into price ranges automatically.
- **Costs that matter in Austria:** operating costs (Betriebskosten), total monthly costs and commission (or "provisionsfrei").
- **Full address data:** street (when published), postcode, city and state.
- **Buy and rent**, apartments, houses and commercial property.
- **No duplicates**, so you never pay twice for the same property.

### Who is it for?

- **Investors** comparing €/m² across Vienna's districts and Austrian cities.
- **Agents and developers** monitoring competing listings, prices and new supply.
- **Relocation services and tenants' platforms** tracking rents and availability.
- **Analysts** studying the Austrian housing market.

### What data do you get?

| Field | Example |
|---|---|
| `title`, `propertyType`, `dealType` | Apartment I hochwertig I Ruhelage, apartment, buy |
| `price`, `pricePerM2` | 214900, 5253 |
| `livingAreaM2`, `usableAreaM2`, `rooms` | 40.91, null, 1 |
| `operatingCosts`, `monthlyCosts`, `commission`, `noCommission` | 180, 260, 3% des Kaufpreises…, false |
| `balconies`, `terraces`, `gardenAreaM2` | 1, 0, null |
| `amenities` | elevator, cellar, parquet_floor, kitchen… |
| `street`, `zipCode`, `city`, `state` | Waldmüllerpark, 1100, Wien, Wien |
| `agency` | Yellowbird Immobilienmakler GmbH |
| `availableFrom`, `publishedAt` | sofort, 2026-10-10 |
| `image`, `images`, `url`, `id` | photo URLs, link to the listing |

### How to use it

1. Add one or more **Locations**.
2. Choose **Buy** or **Rent** and a property type, optionally a price range.
3. Set **Max results** to control cost, and click **Start**.
4. Download as Excel, CSV or JSON, or send the data to Google Sheets.

Need more filters? Set them on the site, copy the results page URL and paste it into **Search URLs**.

**Tip:** schedule it daily or weekly to track new listings and prices.

### How much does it cost?

**$2 per 1,000 properties** ($0.002 each). Use **Max results** to set a hard cap.

### Notes

- Listings without a published price ("Preis auf Anfrage") can't be reached when a search has to be split by price (only for searches over 7,500 results; it affects about 1% of listings).
- The Actor reads public search pages at a gentle pace and respects the site's robots.txt. It doesn't collect contact details of people.

# Actor input Schema

## `locations` (type: `array`):

Austrian states, cities, districts or 'Österreich' for the whole country, e.g. 'Wien', 'Wien Favoriten', 'Graz', 'Salzburg', 'Tirol'. Large searches are split automatically so you get every listing.

## `dealType` (type: `string`):

Properties for sale or for rent.

## `propertyType` (type: `string`):

Type of property.

## `minPrice` (type: `integer`):

Only properties at or above this price (monthly rent for rentals).

## `maxPrice` (type: `integer`):

Only properties at or below this price (monthly rent for rentals).

## `startUrls` (type: `array`):

Or paste result pages from immobilien.derstandard.at with any filters you set on the site, e.g. https://immobilien.derstandard.at/suche/wien/kaufen-wohnung

## `maxItems` (type: `integer`):

Stop after this many properties in total. 0 = no limit.

## `proxyConfiguration` (type: `object`):

The site only answers Austrian residential IP addresses, so an Austrian residential proxy is used by default. The Actor only downloads compact data (~40 KB per page), so proxy traffic is tiny.
