## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Foncia Scraper – France Real Estate for Sale & Rent

Get property listings from **[Foncia](https://fr.foncia.com)**, France's largest property manager and a nationwide network of 500+ agencies, as clean data: **price or rent, €/m², area, rooms, energy class (DPE), coordinates, floor, build year, condo charges, rental charges, deposit, agency fees, rent-control caps, agency and photos**.

Type a town, department or region (**Paris, Lyon, Marseille, Bordeaux, Toulouse, Nice, Gironde, Bretagne…**), pick buy or rent, and click Start.

### Why this scraper?

- **Sale and rentals:** Foncia manages tens of thousands of rental homes, so it is one of the best sources of French rental listings straight from the manager, not a portal.
- **The full cost of renting:** monthly rent, charges, security deposit, agency and inventory fees, lease type, availability date and the legal rent caps (*encadrement des loyers*) where they apply.
- **Energy data:** DPE class, GES class, kWh/m²/year and the estimated yearly energy bill for every listing that has one.
- **Every page, no duplicates:** all results of a search, so you never pay twice for the same listing.

### Who is it for?

- **Investors** comparing prices, €/m² and rents across French towns and districts.
- **Relocation and rental services** that need fresh rentals with their full monthly cost.
- **Agents, analysts and proptech teams** tracking supply, DPE ratings and agency activity.

### How to use it

1. Add one or more **Locations**: a town (`Lyon`), a district (`Paris 11e`, `Marseille 8e`, `69003`), a department (`Gironde`, `Rhône`) or a region (`Bretagne`, `Île-de-France`). Add the department for ambiguous names (`Valence 26`).
2. Pick **Buy or rent** and a **Property type**, and optionally a price range, minimum area or minimum rooms.
3. Set **Max results** to control cost, and click **Start**.
4. Download as Excel, CSV or JSON, or send the data to Google Sheets.

You can also paste Foncia result pages into **Result page URLs** (for example `https://fr.foncia.com/location/lyon-69/appartement`).

**Tip:** turn off **Include full details** for a faster run with the result-page fields only (price, area, rooms, DPE, location, description and photos).

### How much does it cost?

**$2 per 1,000 listings** ($0.002 each), with or without full details. Listings removed by your price, area or rooms filters are not charged. Use **Max results** to set a hard cap.

### Notes

- Town names are matched to Foncia's own place list, with the official French communes register as a fallback; the log shows which place each location matched.
- Foncia shows map coordinates for homes for sale and the street address for rentals.
- Phone numbers and e-mail addresses in descriptions are replaced with `[phone]` / `[e-mail]`; staff names and contacts are not collected.
- The Actor reads public pages at a gentle pace and respects fr.foncia.com's robots.txt.
