## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Gabetti Scraper – Italy Real Estate Listings

Get property listings from **[Gabetti](https://www.gabetti.it)**, one of Italy's best-known real estate agency networks (offices all over the country, about 16,000 listings), as clean data: **price, €/m², area, rooms, address, GPS coordinates, floor, build year, condition, energy class, condo fees, description, photos and floor plans**.

Type a city (**Milano, Roma, Torino, Napoli, Bologna, Genova, Firenze…**) or a whole province, pick buy or rent and a property type, and click Start.

### Why this scraper?

- **Full details in one pass:** every listing comes with coordinates, energy class and performance, heating, condo fees, occupancy, exposure, balconies, terraces, garages and the full description, without opening each listing.
- **Agency office included:** the Gabetti office handling each property (name and address).
- **Every page, no duplicates:** all results of a search, newest first, so you never pay twice for the same property.
- **Friendly input:** city names (Italian or English), "Provincia di …" for a whole province, or paste any gabetti.it result page.

### Who is it for?

- **Investors** comparing €/m² across Italian cities and neighbourhoods.
- **Agents and analysts** tracking new supply and the stock of the Gabetti network.
- **Proptech and data teams** that need geocoded listings for maps and valuation models.

### How to use it

1. Add one or more **Locations** (city names, or "Provincia di …" for a whole province).
2. Pick **Buy or rent**, a **Property type** and optionally a price range.
3. Set **Max results** to control cost, and click **Start**.
4. Download as Excel, CSV or JSON, or send the data to Google Sheets.

**Tip:** to use filters this Actor doesn't offer (area, zone, rooms, condition…), set them on gabetti.it and paste the result page URL into **Result page URLs**.

### How much does it cost?

**$2 per 1,000 properties** ($0.002 each), with all fields. Use **Max results** to set a hard cap.

### Notes

- Locations are matched to the places Gabetti has pages for; the log shows which place each location matched.
- Phone numbers in descriptions are replaced with `[phone]`; agency staff names and contacts are not collected.
- `price` is empty for listings with a private price ("trattativa riservata"); for rentals it is the monthly rent.
- The Actor reads public pages at a gentle pace and respects the site's robots.txt.
