## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Rightmove Scraper: UK Properties, Prices & Agents

Collects property listings from **rightmove.co.uk**, the UK's largest property portal, for sale or to rent, and **sold house prices** (every recorded sale of each home since 1995). Give it towns, areas, postcodes or outcodes (`Leeds`, `Hackney`, `SW1W`), paste results pages copied from the site with all their filters, or paste property pages. Every row carries the price, type, beds and baths, address and coordinates, size, listing dates and status, photos, and the **estate agent's branch name and phone number**. Turn on *Open every property page* for the full description, key features, full postcode, council tax band, tenure and lease years, ground rent and service charge, floor plans, EPC, nearest stations, room list, letting terms and the agent's company and address.

With `channel` set to `sold`, each row is a home that sold: address and full postcode, coordinates, type, beds and baths, the last sale price, date, tenure and new-build flag, and **every earlier sale of the same home** (HM Land Registry price paid data as Rightmove shows it, enriched with Rightmove's photos and room counts). Filter by years since sale, property type, tenure and radius; give towns, areas, outcodes (`LS6`) or full postcodes (`LS8 4AX`).

It reads the site's public pages only: no login, no API key, no proxies. Rightmove lists at most 1,000 results per search; when you ask for more, the actor splits the search by property type, bedrooms and price band and removes duplicates, so a whole town can be collected in one run.

#### Sold prices rows (`channel: sold`)

|---|---|
| `id`, `url`, `channel` | Rightmove's ID for the home, its sold-price page, `sold` |

| `transactions[]`, `transactionCount` | every recorded sale, newest first: `{date, price, priceText, tenure, newBuild}` |
| `imageUrl`, `imageCount`, `hasFloorPlan` | photos from the home's last listing |
| `location`, `searchUrl`, `landRegistryLoadedAt` | which search produced the row; when the site last loaded Land Registry data |

### Pricing

Pay per result: a property with its page opened costs more than a search row. A property whose page could not be read is charged as a search row. New-homes developments have no property page and keep their search-row fields. Duplicates across searches are delivered once. A sold-price row is its own event, priced between the two.

| Event | Price |
|---|---|
| Property with details (page opened) | $3.00 per 1,000 |
| Property, search row only | $1.00 per 1,000 |
| Sold property (sold-prices pages) | $1.20 per 1,000 |
| Run start | $0.002 |

### Notes

- Rightmove shows 1,000 results per search (42 pages of 24). Ask for more and the actor splits the search automatically; judge coverage by unique IDs, as the site's total counts duplicates and featured listings.
- Sold prices: the site lists 1,000 sales per search (40 pages of 25). Past that the actor splits by property type and tenure and then reads each slice from both price ends; for a whole city over many years, list its outcodes or full postcodes. Price and bedroom filters are applied to the rows read (the site has no such filters for sold prices). Land Registry publishes sales about two months after completion.
- Student accommodation searches are excluded by the site's robots rules and are not supported.
- The site answers quickly and does not block ordinary request rates; the actor still spaces its requests and backs off on any 403/429.

# Actor input Schema

## `locations` (type: `array`):

Towns, areas, postcodes or outcodes as Rightmove spells them, e.g. `Leeds`, `Hackney`, `SW1W`, `Manchester City Centre`; or Rightmove location codes such as `REGION^904`. Each location is one search.

## `startUrls` (type: `array`):

Paste results pages copied from the site (`https://www.rightmove.co.uk/property-for-sale/find.html?locationIdentifier=REGION%5E904&minPrice=100000&...`, all their filters are kept), sold-prices pages (`https://www.rightmove.co.uk/house-prices/leeds.html?soldIn=1&propertyType=FLAT`) or property pages (`https://www.rightmove.co.uk/properties/123456789`).

## `channel` (type: `string`):

Which listings the locations above search. **Sold prices** returns past sales (HM Land Registry price paid data as Rightmove shows it, with every earlier sale of the same home, photos, beds, baths and coordinates).

## `radiusMiles` (type: `number`):

Search radius around each location: 0, 0.25, 0.5, 1, 3, 5, 10, 15, 20, 30 or 40 miles. 0 = the area itself.

## `minPrice` (type: `integer`):

Lowest price in GBP (per month for rentals). For sold prices: the latest sale price, filtered on the rows read.

## `maxPrice` (type: `integer`):

Highest price in GBP (per month for rentals).

## `minBedrooms` (type: `integer`):

0 = studio.

## `maxBedrooms` (type: `integer`):

Leave empty for no upper limit.

## `propertyTypes` (type: `array`):

Any of `detached`, `semi-detached`, `terraced`, `flat`, `bungalow`, `land`, `park-home`, `private-halls`. Empty = all types. For sold prices, `bungalow`, `land`, `park-home` and `private-halls` all map to the site's "Other".

## `maxDaysSinceAdded` (type: `integer`):

Only listings added or reduced within this many days: 1, 3, 7 or 14. Empty = any time.

## `includeSold` (type: `boolean`):

## `maxProperties` (type: `integer`):

Upper limit per location or results-page URL. Rightmove lists 1,000 per search; above that the actor splits the search by property type, bedrooms and price bands and removes duplicates. Sold prices are split by property type, tenure and both price ends; for a whole city, list its outcodes (LS1, LS2, ...) for full coverage.

## `includeDetails` (type: `boolean`):

Adds the full description, key features, full postcode, council tax band, tenure years, ground rent and service charge, floor plans, EPC, nearest stations, room list, letting terms and the agent's company and address.
