## What's an Apify Actor?

Actors are web data automations that power AI and operations. They run on the Apify platform to scrape websites, process data, connect APIs, and automate workflows.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.
Actors are written with capital "A".

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.
The best way to integrate Actors is as follows.

- **AI agents and MCP clients** — the [Apify MCP server](https://docs.apify.com/integrations/mcp.md) at `https://mcp.apify.com` (remote, streamable HTTP, OAuth on first use).
- **Agentic workflows and local Actor development** — [Agent Skills](https://apify.com/.well-known/agent-skills/index.json) with the [Apify CLI](https://docs.apify.com/cli/docs.md): `npm install -g apify-cli`, then `apify login`.
- **JavaScript/TypeScript projects** — the official [JS/TS client](https://docs.apify.com/api/client/js/docs.md): `npm install apify-client`.
- **Python projects** — the official [Python client](https://docs.apify.com/api/client/python/docs.md): `pip install apify-client`.
- **Any other language** — the [REST API](https://docs.apify.com/api/v2.md).

For usage examples, see the [API](#api) section below.

## Ingatlanbazar.hu Scraper

Scrape for-sale real estate listings from ingatlanbazar.hu — Hungary's #2 general property portal, covering houses, apartments, land, holiday homes, and commercial property nationwide.

### What is Ingatlanbazar.hu Scraper?

Ingatlanbazar.hu is a Hungarian property classifieds portal alongside ingatlan.com, listing houses, apartments, plots, holiday homes, and commercial real estate from both agencies and private sellers across all of Hungary. This actor reads the site's own JSON search API directly — no HTML scraping, no fragile selectors — for fast, structured extraction of price, location, and contact data.

If you need Hungarian residential or commercial property data at scale — market research, price benchmarking, or lead generation — this actor delivers clean, structured results in one run.

**Common use cases:**

- **Property market research** — Track asking prices, price-per-m², and inventory across Hungarian counties and settlements
- **Price benchmarking** — Compare Ingatlanbazar against ingatlan.com and other Hungarian portals for cross-site pricing checks
- **Lead generation** — Pull agency and private-seller contact details for outreach or CRM enrichment
- **Regional analytics** — Study price trends by county, subregion, or settlement
- **Investment scanning** — Filter listings by location to find undervalued properties in a target area

### What data does Ingatlanbazar.hu Scraper extract?

- **Price** — Asking price in both EUR and the original HUF, plus price per square meter
- **Property details** — Type, room count, and usable area / plot size
- **Location** — County, subregion, settlement, district (Budapest), and street where disclosed
- **Seller info** — Agency or agent name, phone number, and whether the listing is agency- or owner-posted
- **Photos** — All listing image URLs
- **Listing metadata** — Creation date and the full listing page URL

### How to scrape Ingatlanbazar.hu data

Choose a property type and, optionally, a location filter:

#### Property type

Pick one of: apartments & houses combined (the site's own default view), houses only, apartments only, holiday homes, land, commercial property, or agricultural property. All property types cover for-sale ("Eladó") listings.

#### Settlement / county filter

The site's own location search needs internal geo-IDs rather than plain city names, so this actor applies your `settlementFilter` text as a client-side match against each listing's settlement, county, subregion, and district fields — enter a city or county name (e.g. "Budapest" or "Pécs") and only matching listings are returned.

#### Input parameters

| Field | Type | Default | Description |
|-------|------|---------|-------------|
| `propertyType` | String | `apartment_house` | One of `apartment_house`, `house`, `apartment`, `holiday_home`, `land`, `commercial`, `agricultural` |
| `settlementFilter` | String | — | Optional text filter matched against settlement/county/subregion/district |
| `maxResults` | Integer | 50 | Maximum listings to return (hard-capped at 5,000) |
| `proxyConfiguration` | Object | Apify proxy | The site has no bot protection, so the default pool works fine |

### Output

### How much does it cost?

Each search page returns 25 listings in one lightweight JSON request — no browser rendering, no per-listing detail fetch.

| Volume | Estimated CU | Estimated Cost |
|--------|-------------|----------------|
| 100 listings | ~0.01 CU | ~$0.005 |
| 1,000 listings | ~0.08 CU | ~$0.04 |
| 10,000 listings | ~0.8 CU | ~$0.40 |

These are Apify platform-cost estimates only. Usage cost only settles after the run reports **SUCCEEDED** — a run that fails or is aborted mid-way is not charged for items it never wrote.

### Can I integrate?

Export your data as JSON, CSV, Excel, or XML, or pipe it directly into your existing tools:

- **Google Sheets** — Automatically push listing data to a shared spreadsheet
- **Webhooks** — Trigger a custom URL when the scrape completes
- **Zapier / Make / n8n** — Connect to thousands of apps without writing code
- **Amazon S3 / Google Cloud** — Dump large datasets straight to cloud storage

### Can I use it as an API?

Yes. Integrate Ingatlanbazar.hu listing data directly into your applications.

#### Python

```python
from apify_client import ApifyClient
client = ApifyClient("YOUR_API_TOKEN")
run = client.actor("studio-amba/ingatlanbazar-hu-scraper").call(run_input={
    "propertyType": "apartment_house",
    "settlementFilter": "Budapest",
    "maxResults": 200,
})
for item in client.dataset(run["defaultDatasetId"]).iterate_items():
    print(f"{item['title']}: EUR {item['price']} — {item['settlement']}")
```

#### JavaScript

```javascript
import { ApifyClient } from 'apify-client';
const client = new ApifyClient({ token: 'YOUR_API_TOKEN' });
const run = await client.actor('studio-amba/ingatlanbazar-hu-scraper').call({
    propertyType: 'apartment_house',
    settlementFilter: 'Budapest',
    maxResults: 200,
});
const { items } = await client.dataset(run.defaultDatasetId).listItems();
items.forEach(item => {
    console.log(`${item.title}: EUR ${item.price} — ${item.settlement}`);
});
```

### FAQ

**Does this actor cover rental listings?**
No, only for-sale ("Eladó") listings. Rentals are out of scope for this version.

**Why is `agencyName` sometimes empty?**
Some listings are posted directly by the property owner with no agency involved — `sellerType` will read `"private"` for those.

**Why is `price` in EUR when Hungary uses forint?**
The site publishes both currencies for every listing; `price` is the EUR figure and `priceHUF` is the original forint asking price, so you can use whichever fits your analysis.

**Can I search by exact address?**
Not directly — the site's own location search uses internal geo-IDs rather than free text. Use `settlementFilter` to narrow results to a city, county, or subregion by name instead.

**How frequently can I run the scraper?**
As often as you need for price-monitoring use cases. Daily or weekly runs are common for market tracking.

### Limitations

- For-sale listings only — no rental ("Kiadó") coverage in this version.
- Location filtering is a client-side text match, not the site's own geo-ID filter, so very short or ambiguous filter text may over- or under-match.
- No floor plans, energy-certificate data, or full amenity lists — this actor extracts commerce fields (price, area, rooms, location, contact), not full listing descriptions.

# Actor input Schema

## `propertyType` (type: `string`):

Which property type to scrape. All types are for-sale ("Eladó") listings.

## `settlementFilter` (type: `string`):

Optional. Only keep listings whose settlement, county, subregion, or district contains this text (case-insensitive), e.g. 'Budapest' or 'Pécs'. Leave empty to return all locations.

## `maxResults` (type: `integer`):

Maximum number of listings to scrape. Hard-capped at 5000 per run.

## `proxyConfiguration` (type: `object`):
