## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

### What does NARPM Property Manager Directory Scraper do?

This Actor pulls residential property management companies from the NARPM (National Association of Residential Property Managers) member directory: company name, manager name, city and state, phone, website, designations (RMP, MPM, CRMC), units under management, property types and the counties they operate in. Filter by state, city, name or minimum units managed to keep runs small and priced per result.

### Data source

The directory search on narpm.org is powered by a public JSON API (api.blankethomes.com) that returns the same data shown to a visitor with no login, no API key and no captcha. Data reflects the current state of the NARPM directory at run time.

### Why use it?

- Build a lead list of residential property managers in a target market by state or city.
- Filter by minimum units under management to find larger portfolios worth prospecting.
- Monitor which companies hold NARPM designations (RMP, MPM, CRMC) for partnership or referral outreach.
- Replaces manually paging through the directory search on narpm.org one result at a time.

### How to use it

1. Open the Actor and set state, city, a name search, or a minimum units managed, or leave them blank for all listings.
2. Click Start. Download results as JSON, CSV or Excel, or read them through the API.
3. Add a Schedule and an Integration (Slack, Google Sheets, webhook) to get new records automatically.

### Input

| Field | Description |
|---|---|
| `state` | Two letter US state code, for example TX or CA. Leave blank for all states. |
| `city` | City name to filter by. Leave blank for all cities. |
| `minDoors` | Only return companies managing at least this many units. Use 0 for no minimum. |
| `keywords` | Search by company name or property manager name, partial match. |
| `maxResults` | Hard stop for the run. You are billed per result, so this caps the cost. |
| `proxyConfiguration` | Apify proxy is recommended for larger runs. |

Example input:

```json
{
    "state": "TX",
    "minDoors": 0,
    "maxResults": 60
}
```

### Output

Every record has the same shape:

```json
{
    "id": "narpm:842058819",
    "companyName": "First Class Realty, Inc CRMC",
    "fullName": "Patricia Ferrier",
    "city": "Houston",
    "state": "TX",
    "propertyTypes": ["Single Family"],
    "inceptionYear": 2001,
    "about": null,
    "image": "https://assets.blankethomes.com/narpm/narpm-directory/842058819.jpg",
    "international": false,
    "scrapedAt": "2026-09-25T08:16:11.705Z"
}
```

| Field | Meaning |
|---|---|

| `companyName` | Property management company name |
| `fullName` | Name of the listed property manager |
| `city`, `state` | Business location |
| `doorsUnderManagement` | Reported number of units managed |
| `phone`, `website` | Business contact details published in the directory |
| `designations` | Individual NARPM designations (RMP, MPM, CSS) |
| `officeDesignations` | Company level designation (CRMC) |
| `streetAddress` | Business street address |
| `operatingCounties` | Counties the company operates in |
| `propertyTypes` | Property types managed (Single Family, Multi Family, Condo, etc.) |
| `inceptionYear` | Year the company or manager joined the industry, as published |
| `about` | Bio text published on the listing, HTML stripped |
| `memberNumber` | NARPM member number |
| `sourceUrl` | Directory search page the listing comes from |

### Pricing

Pay per event: a small fee when a run starts, then a fixed price per result returned. You only pay for records that pass your filters. Set `maxResults` to cap any run.

### Limitations

- Only fields NARPM members choose to publish are available; not every listing has a website, bio or units count.
- The directory only covers active NARPM members, not every property manager nationwide.
- Large unfiltered runs will pull from a directory of several thousand members; use filters or `maxResults` to keep costs predictable.

### FAQ

**Is this legal?** The Actor reads listings the site publishes for any visitor without a login and stores only business information published for that purpose. You are responsible for how you use the data.

**Something is missing or broken?** Open an issue in the Issues tab; response time is usually under a day.
