## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Rightmove UK Scraper - Property Listings for Sale & to Rent

Scrape **UK property listings from Rightmove** - for sale, to rent, new homes and commercial - straight from any Rightmove search, into a clean table:

- 💷 **Price** (GBP) as a number, plus the text Rightmove shows (`£950 pcm`, `£219 pw`, `POA` ...)
- 🛏️ Bedrooms, bathrooms, **size** (sq ft, converted from sq m when needed) and **tenure** (freehold / leasehold / share of freehold)
- 📍 Address + **latitude / longitude**
- ✨ Key features, short summary, property type
- 📅 **Added / reduced** date, first listed date, last update reason, let available date, status (*Under offer*, *Sold STC*, *Let agreed* ...)
- 🏷️ New home, auction, student, commercial, featured and premium flags
- 🖼️ Up to 10 full-size photo URLs, number of photos and floorplans, and the listing link
- 🏢 Agent (company) name, branch, logo and branch page

Fast and light: about 24 listings per page, 1,000 listings in a few minutes.

### What you can use it for

- **Investment and buy-to-let analysis** - compare asking prices, rents and £ per sq ft by area
- **Rental yield** - run a sale search and a rent search for the same postcode
- **Market tracking and alerts** - schedule it daily in monitoring mode and get only new listings, price reductions and status changes (see below)
- **Agent intelligence** - see which agents list what, where
- **Apps, maps and dashboards** - coordinates included

### How to use it

1. Go to [rightmove.co.uk](https://www.rightmove.co.uk), search any place (town, postcode, area, station ...) for sale or to rent, and set the filters you want (price, bedrooms, property type, added in the last 24 hours ...).
2. Copy the address of the results page and paste it into **Rightmove results pages** - one per line.
3. Set **Pages per results URL** (about 24 listings each) and optionally **Max listings**.
4. Click **Start**.

Examples of results pages:

- `https://www.rightmove.co.uk/property-to-rent/Manchester.html`
- `https://www.rightmove.co.uk/property-to-rent/find.html?locationIdentifier=REGION%5E87490&maxPrice=3000&minBedrooms=2`
- `https://www.rightmove.co.uk/new-homes-for-sale/Birmingham.html`

> Rightmove shows at most 42 pages (about 1,000 homes) for one search. For a big city, split it into smaller searches (by area, price band or property type) and paste them all - duplicates are removed automatically.
>
> Map views (`map.html`) are not supported, because Rightmove's robots.txt disallows them. Use the list view of the same search.

For rentals, `price` is the monthly rent (`pricePeriod: "monthly"`) and `priceAltText` holds the weekly figure Rightmove shows (e.g. `£219 pw`). When the price is on application (`POA`), `price` is `null` and `priceText` says so.

### 🔔 Monitoring mode: only new and changed listings

Tick **Only new and changed listings (monitoring)** and schedule the Actor (for example every morning). It remembers what earlier runs saw and outputs only listings that are:

- **new** to this monitor,
- **price_changed** - e.g. a price reduction (`previousPrice` shows the old price),
- **status_changed** - e.g. now *Under offer*, *Sold STC* or *Let agreed* (`previousStatus` shows the old status).

Unchanged listings are skipped, so **you pay only for the changes**. The first run outputs every listing as `new` and saves the starting point. The history is kept in a key-value store on your own Apify account (one per set of results URLs, or per **Monitor name** if you set one).

Tips:

- To catch *newly listed* homes, sort your Rightmove search by **Newest listed** before copying the URL, and set **Pages per results URL** high enough to cover the whole search (Rightmove reorders results, so a home can move onto the first pages without being new).
- Use different **Monitor names** for different alerts (e.g. `leeds-2-bed-rent`, `london-flats-under-500k`).

### Cost

You pay per listing returned (see the **Pricing** tab). Use **Max listings** or a run spending limit to stay in control - the Actor stops cleanly when either is reached.

### Privacy and good behaviour

- **No personal data**: branch phone numbers are never included, and phone numbers / e-mails written inside summaries are removed. Only the agent's company name, branch and logo are kept.
- The Actor reads Rightmove's robots.txt first and never requests a page it disallows.
- It identifies itself, waits between requests (2 s by default) and stops if Rightmove ever refuses access.
- Only public listing information is collected - no login.

### FAQ

**How many listings can I get?** Up to about 1,000 per search (Rightmove's own limit). Add more, narrower searches to get more - duplicates across searches are removed.

**Can I filter by price, bedrooms or property type?** Yes - set the filters on Rightmove and paste the results URL; the Actor keeps them.

**Why are `sizeSqft` or `tenure` sometimes empty?** The agent didn't add them to the listing.

**Something broke?** Open an issue on the Actor page - fixes are usually quick.

# Actor input Schema

## `startUrls` (type: `array`):

One per line: a Rightmove results page URL. Search on rightmove.co.uk (any place, buy or rent, with your filters: price, bedrooms, property type ...) and copy the address of the results page, e.g. https://www.rightmove.co.uk/property-for-sale/London.html or https://www.rightmove.co.uk/property-to-rent/find.html?locationIdentifier=REGION%5E87490\&maxPrice=3000. Map views and single property pages are not supported.

## `maxPagesPerUrl` (type: `integer`):

Each page has 24 listings. Rightmove shows at most 42 pages (about 1,000 homes) per search - split big areas into smaller searches to get more.

## `maxItems` (type: `integer`):

Stop after this many listings in total. Leave empty for no limit.

## `monitorMode` (type: `boolean`):

Remembers what earlier runs saw and outputs only listings that are new, or whose price or status (Under offer, Sold STC, Let agreed ...) changed. Schedule the Actor daily and you pay only for the changes. Each row gets changeType, previousPrice and previousStatus. The first run outputs every listing as 'new'.

## `monitorName` (type: `string`):

Optional. Keeps separate histories for different monitors (letters, numbers, dashes). Leave empty to use one history per set of results URLs.

## `includeSummary` (type: `boolean`):

The short listing summary text (phone numbers and e-mails are removed).

## `requestDelayMs` (type: `integer`):

Pause between two requests to Rightmove. Higher is gentler on the site; the minimum is 1000 ms.
