## German Land Values (Bodenrichtwerte) – Addresses to Excel

**Paste a list of German addresses, get the official land value for each one – as an Excel table.**
No coding, no switching between 16 state portals.

Land values (*Bodenrichtwerte*) are the official average land prices per m² published by the local valuation boards
(*Gutachterausschüsse*). This Actor looks them up for every address or coordinate you enter and returns one clean row
per location: value in EUR/m², reference date, land use, development state, floor area ratio, previous value and more.

### Coverage

9 federal states, about 47 million inhabitants: North Rhine-Westphalia, Lower Saxony, Hesse, Berlin, Brandenburg,
Thuringia, Hamburg, Saxony-Anhalt and Mecklenburg-Western Pomerania (latest official reference date of each state).
**Address lookup** works in all covered states except Lower Saxony – there enter coordinates.
Bavaria and Baden-Württemberg do not provide their land values under an open license for commercial use and are not
included.
Locations outside the coverage or addresses that cannot be found are **not charged** – they are listed separately
(record `NOT_FOUND`) with the reason.

### Pricing

You pay only per delivered land value – not for addresses that cannot be found. By default one row per location; with *All zones per location* you get every zone at the
location (e.g. building land plus agricultural land underneath).

### Good to know

- A land value is an **average value for a zone**, not a market value or appraisal of an individual property.
- If a house number does not exist, the nearest number of the same street is used (`exact_address_match: false`).
- Official data of the valuation boards; license and attribution of each state are included in every row.
