## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Imovirtual Scraper: Portugal property listings and prices

Scrape **Imovirtual.com**, one of Portugal's biggest property portals, for **apartments, houses (moradias), land, commercial property, warehouses, garages, rooms and new developments (empreendimentos)**, for sale or for rent, anywhere in Portugal including Madeira and the Azores. Type a place such as `Lisboa`, `Porto` or `Cascais`. Every listing comes with the **price in euros, price per m², area, typology (T0, T1, T2 …), floor, district, municipality, parish and zone, the seller type and the agency or developer**, plus photos. Turn on **listing details** to add the full description, **GPS coordinates**, bathrooms, building year, **energy certificate**, features, floor plans, the agency's **AMI licence** and its reference number. No login, no cookies, no Imovirtual account.

### What you get

| | |
|---|---|
| **Listing** | Title, URL, listing ID, for sale / for rent, property type, new build or resale |
| **Price** | Price in EUR (monthly rent for rentals), price per m², "price on request" flag |
| **Property** | Area (m²), plot area, typology (T0–T9), rooms, floor, and with details: bathrooms, floors in the building, year built, building type, condition, energy certificate |
| **Location** | Street, zone, parish (freguesia), municipality (concelho), district (distrito), Imovirtual's location path, and with details: latitude and longitude |
| **Seller** | Agency, developer, private owner or OLX cross-listing; the agency or developer's name, profile link and logo, the contact person at the agency, and with details: the office address and AMI licence number. Private owners stay anonymous. |
| **New developments** | Development name and link for units in a development, and for development cards: units, price from per m², unit sizes, construction state, delivery quarter |
| **Media** | Main photo, photo URLs, and with details: all photos, floor plans, video and virtual tour links |
| **Text** | With details: the full description and every characteristic |
| **Dates** | First published, last refreshed, last modified |

### How to use it

1. Enter one or more **locations**, e.g. `Lisboa`, `Porto`, `Cascais`, `Vila Nova de Gaia` or `Funchal`. Leave it empty to search all of Portugal.
2. Choose **For sale / For rent** and the **property type**.
3. Set **Max listings** and any filters, then run.

Each location is searched separately. **Max listings** is the total for the run, shared fairly between your locations.

#### Input examples

T1 and T2 apartments for sale in Lisboa under €500,000, newest first:

```json
{
  "locations": ["Lisboa"],
  "transaction": "sale",
  "propertyType": "flat",
  "typology": ["T1", "T2"],
  "priceMax": 500000,
  "sortBy": "newest",
  "maxItems": 200
}
```

Rentals along the coast west of Lisbon, with GPS coordinates, energy certificates and full details:

```json
{
  "locations": ["Cascais", "Oeiras", "Sintra"],
  "transaction": "rent",
  "includeDetails": true,
  "maxItems": 150
}
```

Houses from private owners only, listed in the last 7 days, anywhere in the Algarve:

```json
{
  "locations": ["Algarve"],
  "propertyType": "house",
  "ownerType": "private",
  "postedWithin": "7",
  "maxItems": 500
}
```

You can also set any filters on imovirtual.com and paste the address of the results page into **Imovirtual URLs**. Every filter in the URL is kept. You can paste listing URLs (`imovirtual.com/pt/anuncio/…`) too.

### Output example

```json
{
  "site": "imovirtual",
  "listingId": "19295469",
  "url": "https://www.imovirtual.com/pt/anuncio/apartamento-t2-para-venda-ID1iXDf",
  "title": "Apartamento T2 para venda",
  "transaction": "sale",
  "propertyType": "flat",
  "market": "secondary",
  "price": 350000,
  "currency": "EUR",
  "pricePerSqm": 3871.68,
  "area": 90.4,
  "rooms": 3,
  "typology": "T2",
  "bathrooms": 2,
  "floor": "6",
  "buildingFloors": 6,
  "buildYear": 1992,
  "energyCertificate": "d",
  "neighborhood": "Póvoa de Santa Iria",
  "district": "Póvoa de Santa Iria e Forte da Casa",
  "city": "Vila Franca de Xira",
  "province": "Lisboa",
  "latitude": 38.860157,
  "longitude": -9.0742235,
  "sellerType": "agency",
  "isPrivateOwner": false,
  "agencyName": "RE/MAX + Grupo Vantagem",
  "agencyLicenseNumber": "7772",
  "agencyUrl": "https://www.imovirtual.com/pt/empresas/agencias-imobiliarias/re-max-grupo-vantagem-ID4009208",
  "features": ["lift"],
  "videoUrl": "https://www.youtube.com/embed/1KIWC7DaDG4",
  "referenceId": "122141226-89",
  "createdAt": "2026-10-01T20:12:18.000Z",
  "searchInput": "flats for sale in Lisboa",
  "position": 1,
  "detailsFetched": true
}
```

Every row has the same columns. A value the listing doesn't give is `null`. Fields marked "with details" in the table above are filled when **Include listing details** is on. `rooms` is Imovirtual's own count, which includes the living room (a T2 has 3); `typology` is the familiar T-number.

### Use cases

- **Price analysis**: average price per m² by municipality, parish, typology or energy certificate.
- **Rental market research**: rents by parish for Lisbon, Porto, Cascais, the Algarve or the islands.
- **Investment screening**: below-market listings, new developments, short-let candidates near the coast.
- **Lead generation for the property business**: which agencies (with AMI licence) and developers are active where.
- **Monitoring**: schedule a daily run with **Posted within: Last 24 hours** and **Sort by: Newest first**.

### FAQ

**Do I need an Imovirtual account, cookies or a login?** No. The scraper reads the same public pages any visitor sees. It never logs in and needs nothing from you except a search.

**How do I enter a location?** Type a place the way Imovirtual writes it: a municipality (`Lisboa`, `Porto`, `Cascais`, `Funchal`), a parish with its municipality (`Estoril, Cascais`) or a district (`Lisboa district`, `distrito de Faro`). `Lisboa` on its own means the city (the municipality); add "district" for the whole district. English names work for the big ones (`Lisbon`, `Oporto`, `Algarve`, `Madeira`). You can also paste a location path from a result's `locationPath` column, or an Imovirtual search URL.

**What if Imovirtual doesn't know my location?** That location is skipped and not charged, and the run's status message says so. Your other locations still run.

**How many listings can I get?** All of them. Set **Max listings** to 0 to get everything your searches find. Imovirtual shows 72 listings per page, and the scraper pages through all of them.

**How fast is it?** A results page holds 72 listings and loads in about 2 seconds, so 1,000 listings take about half a minute. **Include listing details** opens every listing page, which is slower (about 2 listings per second). Leave it off unless you need coordinates, the energy certificate or the full description.

**What is an "OLX listing"?** Imovirtual also shows ads that were posted on OLX.pt. Their seller is an OLX user (often a private person), so they're marked `sellerType: "olx-listing"` and, like private owners, come without a name.

**Why don't I see the seller's phone number?** The scraper never collects phone numbers, and private owners are always anonymous: no name, no contact details. Phone numbers and personal e-mail addresses inside descriptions are replaced with `[phone removed]` and `[email removed]`. Agencies and developers are businesses: you get their name, profile link, office address, AMI licence and the name of their contact person for the listing.

**Which proxy should I use?** Keep the default (Apify Proxy, datacenter). It comes with every Apify plan, including the free one. If Imovirtual refuses datacenter IPs for a while, the run switches to residential proxies when your account has them, and carries on without them when it doesn't.

**What does a run cost?** You pay per listing saved, a separate fee per listing whose details were loaded, and a small fee per run. See the Pricing tab. Listings that are filtered out, skipped or duplicated are never charged.

**Is it legal to scrape Imovirtual?** This Actor only collects publicly available data: property listings that anyone can view on Imovirtual without an account. Collecting publicly available data is generally legal, but you're responsible for how you use it. Results can include the names of agencies' contact people, and that counts as personal data; private owners' names and everyone's phone numbers are never collected. You must follow privacy laws such as GDPR, PIPEDA and CCPA, as well as Imovirtual's terms. If you're unsure, check with a lawyer. More on this: [Is web scraping legal?](https://blog.apify.com/is-web-scraping-legal/)

**Does it access any private data?** No. Everything comes from pages Imovirtual shows to any visitor without logging in. It never uses a login, never touches private accounts, never reaches password-protected areas, and follows Imovirtual's robots.txt.

This Actor is not affiliated with, endorsed by or sponsored by Imovirtual or OLX Group.

# Actor input Schema

## `locations` (type: `array`):

Municipalities (concelhos), parishes or districts as Imovirtual writes them, e.g. "Lisboa", "Porto", "Cascais", "Vila Nova de Gaia", "Funchal". "Lisboa" means the city; write "Lisboa district" (or "distrito de Lisboa") for the whole district. English names work for the big ones ("Lisbon", "Oporto", "Algarve", "Madeira"). Add the municipality after a comma to pick one of several parishes with the same name. Each location is searched separately. Leave empty to search all of Portugal.

## `transaction` (type: `string`):

Listings for sale (comprar) or for rent (arrendar).

## `propertyType` (type: `string`):

Apartments, houses (moradias), land, commercial property (shops, offices), warehouses, garages, rooms (rent only) or new developments (empreendimentos, sale only).

## `maxItems` (type: `integer`):

Maximum number of listings for the whole run, shared fairly between your locations (a location with fewer listings leaves its share to the others). 0 = everything.

## `includeDetails` (type: `boolean`):

Also open every listing page for the full description, GPS coordinates, all photos, floor plans, bathrooms, building year, energy certificate, features (lift, garage, terrace …), the agency's address and AMI licence, and its reference number. Charged as a separate event.

## `startUrls` (type: `array`):

Optional: Imovirtual search result URLs (all filters in the URL are kept — set them on imovirtual.com and paste the address) or listing URLs (imovirtual.com/pt/anuncio/…).

## `priceMin` (type: `integer`):

For rentals: monthly rent.

## `priceMax` (type: `integer`):

For rentals: monthly rent.

## `areaMin` (type: `integer`):

Usable area (for plots: plot area).

## `areaMax` (type: `integer`):

Usable area (for plots: plot area).

## `typology` (type: `array`):

T0 (studio), T1, T2 … — the number of bedrooms. Empty = any.

## `market` (type: `string`):

New build (nova construção) or resale.

Only private owners, or only agencies and developers.

## `postedWithin` (type: `string`):

Only listings added in this period.

## `sortBy` (type: `string`):

Order of the results (matters when Max listings is smaller than what a search finds).

## `excludeDevelopments` (type: `boolean`):

Imovirtual can mix whole new developments (one card per project, priced from X per m²) into apartment and house results. Turn this on to keep only individual listings. Left-out cards are not charged.

## `proxyConfiguration` (type: `object`):

Apify Proxy (datacenter) is the default and comes with every Apify plan. If Imovirtual refuses datacenter IPs for a while, the run switches to residential proxies when your account has them.
