## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## LuxuryEstate Scraper: luxury homes for sale and rent

Scrape **LuxuryEstate.com**, the international portal for luxury real estate, in **100+ countries**: villas, apartments, penthouses, castles, chalets and more, **for sale or for rent**. Search by country, region, province or city, and get the **price, bedrooms, bathrooms, living and outdoor area, location with coordinates, photos, listing tier, amenities and the agency** for every listing. Turn on **listing details** to add the **full description, every photo, floor plans, energy class, view, parking, the street address when the agency publishes it, and the agency's business phone, e-mail and office address**. No login, no cookies, no LuxuryEstate account.

### What you get

| | |
|---|---|
| **Listing** | Title, property type, sale or rent (per week / month), listing URL, LuxuryEstate tier (elite, prestige, premium…) |
| **Price** | Price in EUR, USD, GBP or CHF (converted by LuxuryEstate), or "Price on request" |
| **Size** | Bedrooms, bathrooms, rooms, floor, living area and outdoor area in m² |
| **Location** | Country, region, province, city, latitude / longitude (exact when the agency shows it), geohash |
| **Features** | Amenities (pool, garden, elevator…), year built, heating, virtual tour link, listing and update dates, agency reference |
| **Agency** | Agency name, LuxuryEstate agency page, logo |
| **Listing details** (optional) | Full description, all photos (1024×768), floor plans, energy and emission classes, view, cooling, parking, terrace, balconies, street address (when published), page views, video, the agency's business phone, e-mail and office address |

### How to use it

1. Enter one or more **locations**: a country (`France`, `USA`), a region (`Tuscany`, `Côte d'Azur`), a province (`Alpes-Maritimes`) or a city (`Marbella`, `Miami`, `Cagnes-sur-Mer`). If a name exists in several places, add the region or country after a comma: `Paris, France`.
2. Choose **For sale** or **For rent**, and optionally one or more **property types**.
3. Set **Max listings** and any filters, then run.

Fields marked "with listing details" in the dataset schema (description, all photos, floor plans, energy data, agency phone / e-mail / address…) are filled when **Include listing details** is on, or for pasted property URLs. Every row has the same columns; a value the listing doesn't state is `null`.

### Use cases

- **Luxury market research**: compare asking prices, sizes and price per m² across regions and countries.
- **Agency and broker lead lists**: see which agencies list the most prime properties in a market, with their business contacts.
- **Holiday-rental intelligence**: track weekly rental prices for villas on the Riviera, in Tuscany or the Balearics.
- **Investment monitoring**: schedule a daily run on your target cities and catch new listings and price changes.
- **Property websites and newsletters**: feed curated luxury listings into your own pages.

### FAQ

**Do I need a LuxuryEstate account, cookies or a login?** No. The scraper reads the same public pages any visitor sees. It never logs in and needs nothing from you except a place name.

**How does it find my location?** It uses LuxuryEstate's own list of country, region, province and city pages. A smaller town that isn't on that list is looked up with the site's search-box suggestions and found under its province. If a place can't be found, the run says so and doesn't charge for it.

**How many listings can I get?** All of them: LuxuryEstate shows every result page (France alone has more than 80,000 listings). Set **Max listings** to 0 to get everything your searches find.

**Which filters run on LuxuryEstate and which in the scraper?** Price filters are sent to LuxuryEstate. Bedrooms, bathrooms and living area are checked by the scraper while reading the results; listings that don't match are never charged. If many result pages in a row have no match, the scraper stops reading that search and says so. A price filter leaves out listings with the price on request.

**Which currency are prices in?** Euros by default. Pick US dollars, pounds or Swiss francs to get every price converted by LuxuryEstate.

**Which proxy should I use?** Keep the default (Apify Proxy, datacenter). It comes with every Apify plan, including the free one. If LuxuryEstate refuses datacenter IPs for a while, the run switches to residential proxies when your account has them, and carries on without them when it doesn't.

**What does a run cost?** A small fee per run, a small fee per search (a place × property type), a fee per listing saved, and a separate fee per listing whose details were loaded. See the Pricing tab. Places that are not found and listings removed by your filters are never charged.

**Is it legal to scrape LuxuryEstate?** This Actor only collects publicly available data: property listings that anyone can see on LuxuryEstate without an account, such as the price, size, location, photos and the advertising agency with its business contact details. Collecting publicly available data is generally legal, but you're responsible for how you use it. Listings on LuxuryEstate come from estate agencies and brokers, not private individuals; the scraper removes personal e-mail addresses and phone numbers from descriptions and only returns a street address when the agency publishes it. You must follow privacy laws such as GDPR, PIPEDA and CCPA, as well as LuxuryEstate's terms. If you're unsure, check with a lawyer. More on this: [Is web scraping legal?](https://blog.apify.com/is-web-scraping-legal/)

**Does it access any private data?** No. Everything comes from pages LuxuryEstate shows to any visitor without logging in. It never uses a login, never touches user accounts, saved searches or messages, and follows the site's robots.txt.
