## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## Metrocuadrado Scraper: Colombia real estate listings

Scrape **Metrocuadrado.com**, one of Colombia's largest property portals, by city and neighborhood: apartments, houses, offices, retail, warehouses, land and farms, **for sale or for rent**. Every listing comes with the **price in COP, the monthly administration fee, area, bedrooms, bathrooms, parking, stratum (estrato), floor, building age, neighborhood, coordinates, amenities, photos** and the **real estate agency or builder** behind it. New-build projects (proyectos de vivienda) add the price and size range, delivery date and sales room. No login, no cookies, no Metrocuadrado account.

### What you get

| | |
|---|---|
| **Listing** | ID, URL, title, property type, sale or rent, new or used, new-build project name, featured flag, tags ("Negociable", "Bajó de precio" …) |
| **Price** | Sale price or monthly rent in COP, admin fee (cuota de administración), price per m² |
| **Size & rooms** | Area, built area, private area, bedrooms, bathrooms, parking spaces, floor |
| **Location** | City, zone, sector, neighborhood, latitude/longitude, stratum 1–6, nearby places |
| **Description** | Full description, amenities (Ascensor, Gimnasio, Piscina …), raw feature flags, building age |
| **Media** | Main photo, every photo in large size, video link |
| **Advertiser** | Agency (inmobiliaria), builder (constructora) or private seller; company ID, and for agencies and builders the contact and phone shown on the listing |
| **Listing page details** (optional) | Agency or builder name, logo, address and page; every photo; grouped amenities; for projects the price/area/bedroom range, delivery date, sales room address and hours |

Private sellers' listings are included **without any name, phone or WhatsApp**, with the location rounded to about 1 km and contact details removed from their description. You can also leave them out completely.

### How to use it

1. Enter one or more **cities**, optionally with a neighborhood after a comma: `Bogotá`, `Medellín, El Poblado`, `Cali`, `Barranquilla`, `Cartagena`.
2. Pick the **property types** (apartments by default) and **for sale** or **for rent** (or both).
3. Set **Max listings** and any filters (price, area, bedrooms, bathrooms, parking, stratum, new/used, keywords, sort order), then run.

Each location is searched separately. **Max listings** is the total for the run, shared fairly between your searches.

#### Input examples

```json
{
  "locations": ["Bogotá"],
  "propertyTypes": ["apartamento"],
  "operation": "venta",
  "maxItems": 500
}
```

3-bedroom apartments for rent in El Poblado between 3 and 8 million COP a month, cheapest first, agencies only:

```json
{
  "locations": ["Medellín, El Poblado"],
  "operation": "arriendo",
  "bedrooms": ["3"],
  "minPrice": 3000000,
  "maxPrice": 8000000,
}
```

You can also paste Metrocuadrado search URLs (e.g. `https://www.metrocuadrado.com/apartamentos/venta/bogota/chapinero/`) or listing URLs (`/inmueble/…`, `/proyecto/…`) into **Metrocuadrado URLs**.

  "contactName": "(the agency's contact)",
  "phone": "31XXXXXXXX",
  "inquiries": 1,

  "detailsFetched": true,
  "scrapedAt": "2026-10-01T21:40:00.000Z"
}
```
Every row has the same 67 columns; a value the listing doesn't state is `null`. The project columns (`priceFrom`, `priceTo`, `deliveryDate`, `salesRoomAddress` …) are filled for new-build projects when **Include listing page details** is on.
### Use cases
- **Price research**: COP per m² by neighborhood, stratum and property type; rents vs sale prices.
- **Investment screening**: rental yields, admin fees, new-build pipelines and delivery dates.
- **Agency and builder leads**: which inmobiliarias and constructoras list where, with their public contact.
- **Market monitoring**: schedule a daily run sorted by **Newest first** and track new listings and price drops ("Bajó de precio").
- **Portals and apps**: feed Colombian listings into your own site, CRM or model.
### FAQ
**Do I need a Metrocuadrado account, cookies or a login?** No. The scraper reads the same public search and listing pages any visitor sees, and the search the site itself runs for visitors. It never logs in.
**Which cities work?** Any city Metrocuadrado has listings for. Write it as on the site (`Bogotá`, `Medellín`, `Cali`, `Barranquilla`, `Cartagena`, `Bucaramanga`, `Pereira` …), with or without accents. Add a neighborhood after a comma: `Bogotá, Chapinero`. A place Metrocuadrado doesn't recognise is skipped instead of returning listings from the whole country, and the run's status message says so. You can always paste a search URL from metrocuadrado.com instead.
**How many listings can I get?** All of them: Bogotá alone has about 29,000 apartments for sale. Set **Max listings** to 0 for everything. Very large searches are best split by neighborhood, price or stratum.
**How fast is it?** About 50–65 listings per second of search time: 1,000 listings take roughly half a minute. **Include listing page details** opens every listing's page and adds about a second per listing (three in parallel by default).
**What about private sellers?** Their listings are included without the seller's name, phone or WhatsApp, with the location rounded to about 1 km, and phone numbers or e-mails in their description removed. Set **Advertisers** to agencies and builders to leave them out.
**Why does a listing have no company name?** The search data carries the agency's ID; the name comes from the listing page. Turn on **Include listing page details**, or run once with details: the scraper remembers the names of agencies and builders it has seen and fills them in later runs for free.
**Which proxy should I use?** Keep the default (Apify Proxy, datacenter). It comes with every Apify plan, including the free one. If Metrocuadrado refuses datacenter IPs for a while, the run switches to residential proxies when your account has them, and carries on without them when it doesn't.
**What does a run cost?** You pay a small fee per run, per location searched and per listing saved; listing page details are a separate, optional charge. See the Pricing tab. Listings filtered out by **Advertisers** are never charged.
**Is it legal to scrape Metrocuadrado?** This Actor only collects publicly available data: property listings that anyone can see on Metrocuadrado without an account, such as the price, size, location, description, photos and the advertising agency or builder. Collecting publicly available data is generally legal, but you're responsible for how you use it. Listings from private individuals are included without their name, phone number or exact location. You must follow privacy laws such as Colombia's Ley 1581 de 2012 (habeas data), GDPR and CCPA, as well as Metrocuadrado's terms. If you're unsure, check with a lawyer. More on this: [Is web scraping legal?](https://blog.apify.com/is-web-scraping-legal/)
**Does it access any private data?** No. Everything comes from pages Metrocuadrado shows to any visitor without logging in. It never uses a login, never touches user accounts, favourites or messages, and follows the site's robots.txt.
