## What's an Apify Actor?

An Actor is a serverless cloud program that runs on the Apify platform. It has two run modes.
In Batch mode, an Actor accepts a well-defined JSON input, performs an action which can take anything from a few seconds to a few hours,
and optionally produces a well-defined JSON output, datasets with results, or files in key-value store.
In Standby mode, an Actor provides a web server which can be used as a website, API, or an MCP server.

Apify vocabulary and the platform model are defined once, in the agent quickstart at https://apify.com/agents.md.

## How to integrate an Actor?

If asked about integration, you help developers integrate Actors into their projects.
You adapt to their stack and deliver integrations that are safe, well-documented, and production-ready.

Do not guess an integration path. Every one of them is in the agent quickstart at https://apify.com/agents.md: the Apify MCP server, Agent Skills with the Apify CLI, the JavaScript and Python clients, the REST API, and the account-free path for an agent with no human to sign in. It also carries the rule on stating cost before the first paid run.

For examples already wired to this Actor's own input schema, see the [API](#api) section below.

Each client library has reference documentation the quickstart does not restate: [JavaScript/TypeScript](https://docs.apify.com/api/client/js/docs.md) (`npm install apify-client`) and [Python](https://docs.apify.com/api/client/python/docs.md) (`pip install apify-client`).

# README

## RealNex Scraper: commercial real estate listings (US & Canada)

Scrape the **RealNex MarketPlace**, a commercial real estate listing network of 80,000+ availabilities posted by brokers across the US and Canada. Get properties **for sale**, **for lease**, and broker requirements (**space wanted**, **investment wanted**) by state, city, county or ZIP code. Every listing comes with the **asking price, cap rate, building size, land size, lease rates, available suites, property type, address, coordinates, year built, class, occupancy, photos, brochures**, and the **listing brokerage and brokers' business contacts**. No login, no cookies, no RealNex account.

### What you get

| | |
|---|---|
| **Listing** | ID, URL, property name, for sale / for lease / space wanted / investment wanted, status, featured, created and updated dates |
| **Property type** | Office, industrial, retail, multi-family, land, mixed use, health care, hospitality … (codes and names, incl. sub-types like "Office – Medical") |
| **Location** | Street, city, state/province, ZIP, country, latitude/longitude, metro area (CBSA), submarket |
| **Sale** | Asking price (when published), price per SF, cap rate, sold price, auction flag |
| **Lease** | Lease rate range per SF per year and per month, lease type, available space range, number of suites, and every suite: size, rate, lease type, term, availability date, divisibility, sublease, docks, clear height … |
| **Building** | Building SF, land size and unit, stories, buildings, class, year built, units, occupancy, tenancy, free-standing |
| **Requirements** | For space / investment wanted: target price, size, cap rate, term and occupancy ranges, target locations |
| **Media** | Photos (large), map image, brochures and flyers (PDF links), description and broker remarks |
| **Brokerage** | Listing brokerage and DBA; listing brokers' name, work e-mail and phone as published on the listing (can be turned off) |

### How to use it

1. Enter one or more **locations**: a state or province (`TX`, `Texas`, `Ontario`), a city with its state (`Houston, TX`), a county (`Harris County, TX`), a ZIP code (`77002`) or a country (`United States`).
2. Choose the **listing types** (for sale by default) and, optionally, **property types**.
3. Set **Max listings** and any filters (price, cap rate, building size, available space, lease rate, keywords, updated within N days, sort), then run.

Places of the same kind are searched together (all your cities in one search, all your ZIP codes in another), and duplicates are removed.

  "maxItems": 0
}
```
You can also paste RealNex listing URLs (`https://www.realnex.com/listings/4120029/…`) or listing IDs into **RealNex listing URLs**.
### Use cases
- **CRE prospecting**: active listings and their brokerages by market, property type and size.
- **Comps and pricing**: asking prices, price per SF, cap rates and lease rates by city, county or ZIP.
- **Tenant and buyer demand**: space-wanted and investment-wanted requirements, with target size, price and locations.
- **Market monitoring**: schedule a daily run with **Updated within: 1 day** and track new and changed listings.
- **Data feeds**: load listings into your CRM, BI tool or underwriting model.
### FAQ
**Do I need a RealNex account, cookies or a login?** No. The scraper reads the same public listing search that realnex.com's MarketPlace runs for any visitor. It never logs in.
**Which locations work?** US states and Canadian provinces (code or name), cities with their state (`Springfield, IL`), counties (`Harris County, TX`), ZIP and postal codes, and countries. A city without a state is looked up, and every city of that name is searched (the status message lists them). A place RealNex doesn't know is skipped and named in the status message. Leave **Locations** empty to search everywhere.
**How many listings can I get?** All of them. RealNex's own site shows at most 500 results per search, but this scraper keeps paging to the real total (Texas alone has 2,400+ for-sale listings). Set **Max listings** to 0 for everything.
**How fast is it?** About 100 listings per request, two to three seconds each: 1,000 listings take under a minute.
**Are broker contacts included?** Yes, the listing brokers' business contacts exactly as RealNex publishes them on the listing (name, work e-mail, phone). Turn off **Include broker contacts** to keep only the brokerage name. Prices, locations and lease rates that a broker marks as undisclosed stay undisclosed.
**Which proxy should I use?** Keep the default (Apify Proxy, datacenter). It comes with every Apify plan, including the free one. If RealNex refuses datacenter IPs for a while, the run switches to residential proxies when your account has them, and carries on without them when it doesn't.
**What does a run cost?** You pay a small fee per run, per search and per listing saved. See the Pricing tab. A search is one listing type in one kind of place (for example all your cities for sale); listing URLs don't count as a search.
**Is it legal to scrape RealNex?** This Actor only collects publicly available data: commercial property listings that anyone can see on the RealNex MarketPlace without an account, such as the price, size, location, description, photos and the listing brokerage. Collecting publicly available data is generally legal, but you're responsible for how you use it. Listings name the brokers who posted them, with the business contact details they chose to publish; if you contact them, follow anti-spam and privacy laws such as CAN-SPAM, CASL, GDPR and CCPA, as well as RealNex's terms. If you're unsure, check with a lawyer. More on this: [Is web scraping legal?](https://blog.apify.com/is-web-scraping-legal/)
**Does it access any private data?** No. Everything comes from listings RealNex shows to any visitor without logging in. It never uses a login, never touches CRM data, watchlists or private contacts, and follows the site's robots.txt.
