Rumah123 Scraper: Property Listings, Prices, Specs & Agent Contacts

Rumah123 Scraper turns Indonesia's largest property portal into structured listing data. Get price, full specifications, GPS coordinates, agent phone, WhatsApp and email, photo galleries, installment estimates and 70 or more fields per listing. Search by location with rich filters, or paste any rumah123 search or listing URL, then export to JSON, CSV or Excel, or pull results straight into your app through the API.

Why This Scraper?

  • Two ways to find listings. Search by location with filters, or paste one or more rumah123 search or listing URLs directly.
  • 70+ fields per listing, including agent phone, WhatsApp and email on every record, even without detail mode on.
  • Verified filters: price, bedrooms, bathrooms, minimum floors, land size, building size, property type (single or multi-select), furnishing (single or multi-select), promotion filters (price reduced, no down payment, no fees, bank-owned, below tax value), and seven sort orders including oldest first.
  • Deep pagination with no fixed ceiling. The default walk covers every result page the site serves; set an exact page limit only if you want one.
  • Detail mode on demand. Turn it on for the full description, exact address, complete photo gallery and schema.org data; leave it off for the lighter listing-card fields.
  • Complete data. A raw field carries every source field for the listing, plus the full agent, price, location and media objects, so future fields are never silently dropped.
  • Resume and recurring updates. Continue one interrupted crawl with resumeFromRunId, or turn on Incremental mode to schedule this same search and get back only what is new or changed.

Use Cases

  • Property portals and aggregators: mirror rumah123 inventory for a city, region or property type into your own catalog.
  • Agencies and agents: monitor competitor listings, track price changes over time, and gather agent contact details for outreach.
  • Market researchers and valuation teams: build historical pricing datasets by land size, building size, certificate and location.
  • Lead generation teams: collect agent phone, WhatsApp and email on every listing in a target area.
  • Map and geodata products: plot listings by latitude and longitude for territory or coverage analysis.

Every record also carries recordType (listing), badges and promotions (for example price-reduced); these three are informational and never count as a change in Incremental mode. Every record also carries sourceUrl (the result page the row came from) and pageIndex (its page number), listingStatus / listingStatusCode (the site's status code, active = 1) and pricePerMeter (IDR per square metre, parsed from the site's rounded per-metre text, so approximate; null when the site shows Rp 0); these are informational too. Every record also carries uuid, slug, listingTypeLabel, propertyTypeCode, priceMin / priceMax, isPriceDrop, garages, maidBedrooms / maidBathrooms, paymentMethod, isStudioType, locationText, agentId / agentUuid / agentUrl / agentPhotoUrl / agentTotalListing, the full images array, overview, subscriptionTierId, interestedNumber, project and deal fields (projectName, projectId, coBroke, auction, repost, propertyPartner, rentType, rentPrices, gtsLabel), and createdAt / updatedAt / expireAt, so nothing the source exposes is ever dropped. When detail mode is on, description and fullAddress are filled in with the full text and exact address, facilities lists the facilities the detail page shows (house, estate, room, sports) as one deduplicated array (empty when the page lists none, null without detail mode), detailRaw carries the full detail-page object, and jsonLd carries the schema.org block when present. When Incremental mode is on, every returned record also carries changeType (NEW, UPDATED, UNCHANGED, REAPPEARED or EXPIRED), changedFields (populated only for UPDATED), and firstSeenAt / lastSeenAt; an EXPIRED row is a tombstone built from the last known snapshot of a listing a complete scan no longer found, so it carries the same flattened business fields as a normal record but never raw, detailRaw or jsonLd.

Output views. The dataset has four views in the Console and through ?view= on the API: Listings (overview: key specs, price, location, agent, change type), Agent contacts (agents: name, phone, WhatsApp, email, marketer type, profile link), Listing details (detail: description, full address, interested count, images, structured data; filled when Fetch full details is on) and Changes (incremental) (changes: change type, changed fields, first and last seen).

How to Use

  1. Pick a mode: search (location plus filters) or url (paste one or more rumah123 search or listing links).
  2. For search mode, set locations, listing type and property type, then narrow with the optional price, room and size filters. For url mode, paste the links directly; sort order and furnishing still apply.
  3. Turn on Fetch full details if you need the full description, exact address and complete photo gallery; leave it off for the listing-card fields (still includes agent phone, WhatsApp, email, price, specs and photos).
  4. Set URL shapes (URL mode). Left untouched, the URLs field scrapes the thirteen example URLs (sale, rent, filtered, paginated start page, sub-area, residential-all, villa rent, quick-label filter, near a landmark, nationwide, English-locale, kost, one listing-detail page) from the table below. Result-page (?page=N) and tracking-parameter variants are accepted too but are not defaults, because they point at the same search as another example.
ShapeExampleSupported
City + property type (sale)https://www.rumah123.com/jual/bandung/rumah/Yes
Rent searchhttps://www.rumah123.com/sewa/dki-jakarta/apartemen/Yes
Result page N (?page=N)https://www.rumah123.com/jual/bandung/rumah/?page=2Yes
Filters (minPrice, maxPrice, bedroom...)https://www.rumah123.com/jual/bandung/rumah/?minPrice=500000000&maxPrice=1500000000&bedroom=3Yes
Tracking parameters (utm_*, gclid)https://www.rumah123.com/jual/bandung/rumah/?utm_source=newsletter&gclid=abcYes
English-locale search (/en/sale/..., /en/rent/...)https://www.rumah123.com/en/sale/surabaya/house/Yes, the site serves the same listings as the Indonesian page, so the link is mapped to its Indonesian twin (/jual/surabaya/rumah/) and records carry Indonesian text and canonical URLs
Kost / boarding-house search (/kost/jual/di-<city>/, /kost/sewa/di-<city>/)https://www.rumah123.com/kost/jual/di-bandung/Yes, same listing cards; city level only (the site has no kost sub-area pages)
Listing detail (/properti/...-hos<id>/)https://www.rumah123.com/properti/<area>/<slug>-hos<id>/Yes, returned as one record (matched on the hos<id> suffix); search filters do not apply to it
New project (/perumahan-baru/...)n/aNo, skipped with a warning
Agent or developer pagen/aNo, skipped with a warning

A skipped URL logs a warning naming its shape. If none of the pasted URLs is a search-result or listing URL the run stops with a clear error. A search URL the site answers with 'not found' logs a warning, and the run fails if every search URL or location is not found. startUrls is accepted as an alias of urls, and limit as an alias of maxListings.

Filters and sorts beyond the basics: propertyTypes and furnishings take several values at once; minFloors sets a minimum number of floors; promotions keeps listings carrying ANY selected flag from the listing card: price-reduced, zero-dp (no down payment), free-fees, bank-owned, njop (below tax value) and promotion (applied client-side in both modes); the site has no facility filter (air conditioning, parking and similar are not exposed on result pages or listing objects), so none is offered; sortBy accepts recommended, latest, lowest-price, highest-price, largest-land, largest-building and oldest. Sorting is done by the actor on the fetched window, because the site's own sort parameter is unreliable.

Max listings (and optionally Max pages per search) to control run size and cost, then click Start. Each run is capped at 100000 listings in total (a Max listings of 0 means up to 100000 listings in total, with no per-search split).

Run it from your code

Python:

from apify_client import ApifyClient
client = ApifyClient("<YOUR_APIFY_TOKEN>")
run = client.actor("abotapi/rumah123-indonesia-property-scraper").call(run_input={
"mode": "search", "locations": ["dki-jakarta"], "listingType": "sale", "propertyType": "house"
})
for listing in client.dataset(run["defaultDatasetId"]).iterate_items():
print(listing["title"], listing["priceDisplay"])

JavaScript:

import { ApifyClient } from 'apify-client';
const client = new ApifyClient({ token: '<YOUR_APIFY_TOKEN>' });
const run = await client.actor('abotapi/rumah123-indonesia-property-scraper').call({
mode: 'search', locations: ['dki-jakarta'], listingType: 'sale', propertyType: 'house',
});
const { items } = await client.dataset(run.defaultDatasetId).listItems();

Or connect it to Make, Zapier, n8n, Google Sheets or webhooks from the Integrations tab.

How Max pages and Max listings shape a run

Max listings caps the total number of listings returned across every location or URL in the run (0 means up to 100000 listings in total, with no per-search split; any other value is shared evenly across the searches). Max pages per search caps how many result pages are walked per location or URL (about 24 listings per page); left empty, the actor walks every page the site serves until it reports no more results. Without a sort order, the walk stops as soon as Max listings is met. With a sort order selected, the actor keeps paging to the configured depth first, so the ordering is drawn from a wider window, then applies the cap.

Resume and recurring updates

There are two different things here, pick the one that matches what you are doing.

NeedUse
A crawl stopped and should continueresumeFromRunId (or the automatic same-run checkpoint)
Run the same search on a schedule and receive only changesincrementalMode
Keep separate campaigns for similar searchesdistinct stateKey values
A normal one-off full snapshotleave both off

Resume (resumeFromRunId) continues one specific interrupted or previous large crawl: paste a run id or dataset id and this run skips listings already collected there, returning only the remaining new listings. An automatic same-run checkpoint also protects against a platform migration or restart with no input needed.

Incremental mode (incrementalMode) is for a schedule, for example daily or weekly: the actor remembers the previous run of the same search by itself, keyed on mode, location or URL, listing and property type, the Fetch full details setting, and filters, so you never paste a run id. The first run returns everything as NEW. Later runs return only NEW and UPDATED listings by default, plus REAPPEARED for listings that an earlier run with emitExpired on marked EXPIRED; unchanged listings are suppressed and not billed. Turn on emitUnchanged or emitExpired only when you also want those rows returned, and billed for. A listing counts as UPDATED when any flattened field changes (price, specs, title, agent, location, dates, images and so on, listed in changedFields); the bulky raw, detailRaw and jsonLd passthrough blocks and the informational recordType, badges, promotions, sourceUrl, pageIndex, pricePerMeter, listingStatus, listingStatusCode and facilities fields are never compared. Use ignoreFieldsForChanges to exclude a noisy field (a top-level name such as interestedNumber, or a dotted nested path such as agent.name; a path through a list applies to every element): it stays in the output but never causes UPDATED or appears in changedFields, and editing the list never produces a wave of UPDATED rows. Set stateKey to name or deliberately share a monitoring campaign. EXPIRED rows are only produced once a run has fully scanned the tracked search, never when Max listings capped it, Resume was used, or a pasted URL starts past page 1; the number of EXPIRED rows never exceeds the remaining Max listings headroom. Turning on Incremental mode together with resumeFromRunId fails fast if that search already has saved incremental state; either drop resumeFromRunId or use a different stateKey to bootstrap a separate campaign.

For example, scheduling the same search input (locations, property type and filters unchanged, incrementalMode on) to run daily: the first run returns every listing as NEW. Each later run returns only listings that are new or changed; everything else is skipped and not billed.

Send results into your apps (MCP connectors)

Optionally pipe the scraped results into the apps you already use, via Model Context Protocol (MCP) connectors. This is an extra delivery step after the scrape: the Apify dataset is never changed.

What gets written to the connector: a condensed, human-readable summary of each record, not the full JSON. Each item becomes one entry with a title and its key fields flattened to plain text. The complete record always stays in the Apify dataset.

  1. Authorize a connector once under Apify → Settings → Integrations (Notion, Linear, Airtable, or Apify).
  2. Select it in the "Pipe results into your apps" input field. (If the picker is empty, you have not authorized a connector yet.)
  3. For Notion, also set notionParentPageUrl to the page where items should be created.

The connection is mediated by Apify's MCP proxy, so this actor never sees your third-party credentials. Leave the field empty to skip.

Input Parameters

ParameterTypeDefaultDescription
modestringsearchsearch (location plus filters) or url (direct URLs).
locationsarraynone (prefill: ["dki-jakarta"])Location names as they appear in rumah123 URLs, e.g. dki-jakarta, jakarta-selatan, bandung, bali; plain names (Jakarta Selatan) are normalised to the site slug; Kota Bandung becomes bandung, while a regency keeps its word (Kabupaten Bandung / Kab. Bandung becomes kabupaten-bandung, a different place from the city). An unknown location logs a warning, and the run fails if none is found. Search mode only; an empty list falls back to dki-jakarta.
listingTypestringsalesale (jual) or rent (sewa). Search mode only.
propertyTypestringresidentialresidential covers all residential listings; the rest narrow to a single category. Search mode only.
minPriceintegernoneMinimum price in Indonesian Rupiah. Search mode only.
maxPriceintegernoneMaximum price in Indonesian Rupiah. Search mode only.
minBedroomsintegernoneMinimum number of bedrooms. Search mode only.
minBathroomsintegernoneMinimum number of bathrooms. Search mode only.
minLandSizeintegernoneMinimum land area in square meters. Search mode only.
maxLandSizeintegernoneMaximum land area in square meters. Search mode only.
minBuildingSizeintegernoneMinimum building area in square meters. Search mode only.
maxBuildingSizeintegernoneMaximum building area in square meters. Search mode only.
urlsarraythe eleven example URLs (sale, rent, filtered, page 2, sub-area, residential-all, villa rent, quick-label, landmark, nationwide, listing detail)Direct rumah123 search-result URLs. URL mode only; multiple URLs supported. Left untouched, URL mode scrapes the eleven examples and bills per listing returned. If you fill only Start URLs, the example list is ignored and only your URLs run.
sortBystringrecommendedrecommended, latest, lowest-price, highest-price, largest-land, largest-building, or oldest. Applies in both search mode and to a pasted results URL.
furnishingstringanyany, furnished, semi-furnished, or unfurnished. Applies in both search mode and to a pasted results URL.
startUrlsarraynoneAlias of urls.
propertyTypesarraynoneMulti-select property types, applied together with or instead of propertyType.
furnishingsarraynoneMulti-select furnishing values.
promotionsarraynoneprice-reduced, zero-dp, free-fees, bank-owned, njop, promotion: keep listings carrying any selected flag (both modes).
minFloorsintegernoneMinimum number of floors.
limitintegernoneAlias of maxListings; takes precedence over a maxListings left at its default of 20.
fetchDetailsbooleanfalseVisit each listing page for the full description, exact address and structured data. Billed at the detail rate; leave off for the listing-card fields (still includes agent phone, WhatsApp, email, price, specs and photos).
maxPagesintegernone (prefill: 0)Optional bound on result pages walked per location or URL (about 24 listings per page). Leave empty, or 0, to walk every result page.
maxListingsinteger20Maximum total listings across all searches. 0 means up to 100000 listings per run in total, with no per-search split (also bounded by maxPages); the maximum is 100000.
resumeFromRunIdstringnonePaste a previous run id or dataset id from this actor to continue a large crawl without returning or charging for listings already collected there. For recurring monitoring of the same search, use incrementalMode instead.
incrementalModebooleanfalseTurn on for scheduled, recurring monitoring. The first run returns everything as NEW; later runs return only NEW and UPDATED by default, plus REAPPEARED for listings a prior emitExpired run marked EXPIRED.
stateKeystringnoneOptional name for a monitoring campaign, so its incremental state stays stable, or is deliberately shared. Auto-derived from mode, location or URL, listing and property type, the Fetch full details setting, and filter settings when left empty.
emitUnchangedbooleanfalseIncremental mode only. Also return listings unchanged since the last run, marked UNCHANGED. Adds and bills extra rows you already have.
emitExpiredbooleanfalseIncremental mode only. Also return listings from a previous run no longer found, marked EXPIRED, once a run has fully scanned the tracked search. Adds and bills extra synthetic rows.
ignoreFieldsForChangesarraynoneIncremental mode only. Field names (top-level, or dotted nested paths such as agent.name) that never count as a change: they stay in the output but do not make a listing UPDATED or appear in changedFields.
proxyobjectnone (prefill: Residential proxy group, country ID)Connection settings. rumah123.com needs an Indonesia residential connection; keep the prefill.
mcpConnectorsarraynoneOptional: send a summary of each record to apps you authorized under Integrations.
notionParentPageUrlstringnoneNotion connector only: page under which item pages are created.
maxNotifyListingsinteger50Cap on items written to each connector per run. Does not affect the dataset.

Plan Requirement

rumah123.com sits behind a managed browser challenge: in our measurements a datacenter or default connection gets HTTP 403 with a "Just a moment..." challenge page, while an Indonesia residential connection loads the full page. A residential connection with country Indonesia is required. The Proxy field's prefill already selects it; keep that setting. A paid Apify plan with residential proxy access, or your own residential proxy URLs, gives the most complete results.

Free plan: Apify free plans do not include residential proxies. The run then logs "The selected connection is unavailable to this run. Apify free plans do not include residential proxies. Continuing on a backup connection; some pages may still be unavailable." and tries a backup connection, noting "Served over the backup connection" if it succeeds. If the backup cannot load the pages either, the run ends as failed with: "No results: residential proxies are unavailable on this run (Apify free plans do not include them), and the backup connection could not load the requested Rumah123 pages." If no connection of any kind is allowed for the account the run fails with "The proxy connection was refused for this account, so no page could be read." Any other run where no page loads fails with "Could not load any results page (the requests failed), so nothing was collected. This is a connection problem, not an empty search." Free-plan results are therefore not guaranteed.

FAQ

How much does it cost?

Pay per event. At the Free tier the Pricing tab lists a start fee of $0.08 per run, $0.002 per listing returned and $0.007 per listing for which a detail page was fetched and delivered (detail enrichment); higher Apify plan tiers pay less per event, see the Pricing tab for the exact current rates. A listing fetched from a pasted listing-detail URL is billed only as a listing returned, never at the detail-enrichment rate. A listing suppressed as UNCHANGED under Incremental mode is never charged, even though its detail page was fetched to compare it. Use Max listings to cap the cost of any run.

This actor collects only publicly available listing data. You are responsible for how you use it: follow rumah123's terms and the laws that apply to you, and get legal advice if you plan commercial redistribution. Listing facts such as price and specifications are generally public, but photos may be subject to third-party rights.

Can I get only new or changed listings on a schedule?

Yes. Schedule the actor from the Schedules tab with the same search input and turn on Incremental mode. Each run then returns only new and updated listings by default, and unchanged ones are not billed.

What is the difference between Resume and Incremental mode?

Resume (resumeFromRunId) continues one specific past run: paste its run or dataset id and this run returns only the listings it does not already hold there. Incremental mode is for running the exact same search again and again on a schedule: the actor keeps its own state per search and returns only what changed, without you ever pasting an id. Turning both on together only works to bootstrap a new incremental campaign from an existing crawl; if that search already has saved incremental state, the run fails with a message asking you to drop resumeFromRunId or set a different stateKey.

Why did my run return 0 listings?

The strict location filter drops listings rumah123 injects from a nearby area, and the furnishing, floors and promotion filters narrow further, so a very specific search can legitimately return nothing. A soft rejection from the site is retried on a fresh connection several times before that search gives up with a warning. A run that could not load any page at all does not return a quiet empty dataset: it ends as failed with one of the messages in Plan Requirement.

Why did my run fail instead of returning an empty dataset?

Runs fail, rather than finish empty, when no results page could be loaded (see Plan Requirement for the exact messages), or for an unrecoverable configuration problem: URL mode with no usable search URL, a resumeFromRunId that cannot be resolved, or Incremental mode together with resumeFromRunId when that search already has saved incremental state.

Can I use it with AI agents or MCP?

Yes. Call it from any Apify integration or MCP client, and use the connector field to push results into Notion, Linear or Airtable.
