I collect US real estate data and make it machine readable. Small multifamily listings mostly, plus the county tax delinquency records and sheriff sale calendars that attach to the same properties.
The part I actually care about is what happens when there's no answer. Most feeds hand back an empty response and charge you for it. Mine gives you a reason and doesn't bill the lookup. If a DSCR is missing, dscr_status tells you whether it couldn't be computed, lacked the inputs, or doesn't apply to that property. You can tell "clean" apart from "we didn't look there," which sounds like a small distinction until you've priced an offer on the wrong one.
Listings get underwritten twice: once at whatever cap rate the broker advertised, once against HUD Small Area Fair Market Rents. You see both numbers and the gap between them. Sometimes that gap is five points.
Distress and auction rows come from county auditors and court journals. Every row carries the URL it came from, so you can check my work.
