Data products for the German and Austrian property market. Not raw scrapers — there are plenty of those, and most of them hand you the same list every time you run them.

My Actors are built around three questions people actually pay to have answered:

• What is new since yesterday? → Listing Monitor, returns only what appeared since your last run
• Is this a good price? → Deal Score, every property measured against its own postal code, with rental yield from real local rents
• Who is worth calling? → Agent Leads, agencies ranked by the business they actually do right now

One format across portals. Immowelt, willhaben and Kleinanzeigen come back in an identical shape, so Germany and Austria can be treated as a single stream.

No invented numbers. Where the data is too thin for a reliable answer, my Actors say so instead of guessing. A valuation based on three comparables is labelled as such, and a postal code without enough rental listings gets no yield figure at all rather than a made-up one.

Pricing that matches the work. You pay for results, and separately for work that produces none. A monitor run that finds nothing costs almost nothing.

Privacy by default. Personal data of private individuals stays out unless you switch it on deliberately, and the legal reasoning is spelled out, not buried.
