A few things worth knowing about filter searches:

• Several locations are searched together. Add both Kolonaki and Glyfada and you get both, with no duplicates.
• Names repeat around Greece. "Kolonaki" exists in Athens and in Thiva. Type the full name as the site shows it, Kolonaki (Thiva), to pin down the other one. The run log always says which place it picked.
• English or Greek both work, and a partial name is enough. Postcodes do not work, use a place name.
• Each feature you add narrows the search. A long feature list on a small area can legitimately match nothing.
• Daily "what's new" runs. Schedule the search with published_after set to 1 day and each run returns only the listings posted since yesterday.

Basic mode. With basic_mode on, a filter search saves each listing straight from the search results instead of opening it, so a search of a few hundred listings finishes in about a minute. Each record keeps the same column names as a full record and carries price, sq_meters, pricePerSqMeters, rooms, no_of_bathrooms, floorNumber, geography, latitude, longitude, images, firstPublishDate, modified, priceReduced, pricePreReduction, priceChangePercentage, hasVTour, hasVideo and the agency and contact_* phone columns, plus detail_level: "basic". It does not carry the description, amenities, energy class, build year or street address. With it off (the default) nothing changes: every listing is opened and returned in full.

3. Listing IDs (track known listings)

Re-check listings you already know, for example to follow their price over time on a schedule. Each one comes back in full, exactly as a search would return it, so the cost depends on how many IDs you give, not on the size of an area.

posted_within	Only listings first published in the last 24 hours, 3 days, week and so on.
updated_within	Only listings updated in that window, which includes price changes.
price_drops_only	Keeps only listings the site flags as having a lowered asking price. The site has no price-drop filter of its own, so a small area can return few or none on a quiet day.

A quiet day is not an error: a run with nothing new ends normally with no result rows, so a schedule never fails on an empty day. Send the dataset to your sheet, CRM or alerts with the Apify integrations or the API.

Καθημερινή εκτέλεση: νέες αγγελίες και μειώσεις τιμής

Μία εκτέλεση είναι στιγμιότυπο. Ορίστε καθημερινό πρόγραμμα (Schedule) στο Apify Console και κάθε πρωί παίρνετε μόνο ό,τι άλλαξε από χθες:

• Νέες αγγελίες: "posted_within": "24hours" μαζί με locations, listing_type, category.
• Μειώσεις τιμής: "updated_within": "24hours", "price_drops_only": true και "basic_mode": true. Το Spitogatos δεν έχει δικό του φίλτρο μείωσης τιμής, οπότε σε μικρή περιοχή μπορεί να μην επιστραφεί τίποτα κάποιες μέρες.

Μια ήσυχη μέρα δεν είναι σφάλμα: η εκτέλεση ολοκληρώνεται κανονικά χωρίς γραμμές αποτελεσμάτων.

Τι είναι το Spitogatos.gr; Το Spitogatos.gr είναι μία από τις μεγαλύτερες αγορές ακινήτων στην Ελλάδα, με αγγελίες για διαμερίσματα, μονοκατοικίες, οικόπεδα και επαγγελματικά ακίνητα προς πώληση και ενοικίαση.

Λειτουργεί τόσο με αγγελίες ενοικίασης όσο και πώλησης; Ναι. Δώστε οποιοδήποτε URL αναζήτησης του Spitogatos.gr (ενοικίαση, πώληση, επαγγελματικό ή οικόπεδο) ή ορίστε το listing_type σε sale ή rent στην ενότητα φίλτρων.

Χρειάζεται οπωσδήποτε URL; Όχι. Αφήστε κενά τα Start URLs και συμπληρώστε την ενότητα "Search by filters": γράψτε μια τοποθεσία όπως Κολωνάκι, επιλέξτε πώληση ή ενοικίαση, τύπο ακινήτου, εύρος τιμής και όποιες παροχές θέλετε. Τα Start URLs έχουν προτεραιότητα, οπότε καθαρίστε τα για να χρησιμοποιήσετε τα φίλτρα.

Μπορώ να αναζητήσω πολλές περιοχές ταυτόχρονα; Ναι. Βάλτε όσα ονόματα περιοχών θέλετε στο locations και αναζητούνται μαζί, χωρίς διπλοεγγραφές.

Επιστρέφει αγγελίες στα αγγλικά ή στα ελληνικά; Και τα δύο. Το Actor διαχειρίζεται σελίδες σε οποιαδήποτε γλώσσα. Χρησιμοποιήστε την αγγλική έκδοση URL (/en/) αν χρειάζεστε τιμές πεδίων στα αγγλικά.

Ποιες μορφές εξαγωγής είναι διαθέσιμες; JSON, CSV, Excel, XML και JSONL, με λήψη από το dataset της Apify ή μέσω API.

Μπορώ να περιορίσω πόσες σελίδες κάνει scraping; Ναι. Ορίστε το max_depth σε οποιονδήποτε ακέραιο. Αφήστε το κενό για όλες τις διαθέσιμες σελίδες.

Υποστηρίζει προγραμματισμό; Ναι. Χρησιμοποιήστε τον ενσωματωμένο προγραμματιστή της Apify για καθημερινή ή εβδομαδιαία εκτέλεση. Μπορώ να πάρω αποτελέσματα πιο γρήγορα για μεγάλη περιοχή; Ναι. Ενεργοποιήστε το Basic mode (basic_mode, ακριβώς κάτω από το Pages to Scrape) σε αναζήτηση με φίλτρα. Οι αγγελίες αποθηκεύονται απευθείας από τα αποτελέσματα αναζήτησης, πολλές φορές πιο γρήγορα, με τιμή, εμβαδόν, τοποθεσία, φωτογραφίες, ημερομηνίες και το τηλέφωνο του γραφείου. Δεν περιλαμβάνει περιγραφή, παροχές, ενεργειακή κλάση ή έτος κατασκευής. Αφήστε το απενεργοποιημένο για πλήρη στοιχεία.

Μπορώ να το χρησιμοποιήσω μέσω API ή MCP; Ναι. Το Actor είναι διαθέσιμο μέσω του REST API της Apify και ως MCP server για AI agents.

Γιατί τα πεδία agentEmployee_* είναι κενά σε κάποιες αγγελίες; Επειδή τα αφήνει κενά το ίδιο το Spitogatos. Ένα γραφείο τα συμπληρώνει μόνο όταν ορίζει συγκεκριμένο άτομο για τη μεμονωμένη αγγελία, και πολλά γραφεία δεν το κάνουν ποτέ. Αυτές οι αγγελίες δεν είναι χωρίς επικοινωνία: χρησιμοποιήστε τα contact_telephone και contact_name, που πέφτουν πίσω στο δημοσιευμένο τηλέφωνο του γραφείου. Το contact_type σας λέει ποιο από τα δύο πήρατε.

Υπάρχει API για το Spitogatos; Το Spitogatos δεν προσφέρει δημόσιο API για δεδομένα αγγελιών. Αυτό το Actor λειτουργεί ως API: καλέστε το μέσω του API της Apify και πάρτε JSON, ή προγραμματίστε το και διαβάστε το πιο πρόσφατο dataset.
