Lamudi Scraper — Philippines Property Listings, Prices & Locations

Extract the Philippine property market as structured data: price, floor area, bedrooms, city, street address and GPS coordinates from every listing on Lamudi.

What does the Lamudi Scraper do?

This Actor collects live property listings from Lamudi Philippines, the country's largest property marketplace. Rather than parsing result cards, it reads the schema.org structured data every Lamudi result page publishes — the same machine-readable block Google indexes — which means price, floor area, bedroom and bathroom counts and coordinates arrive already typed and a front-end redesign cannot silently empty your dataset.

You pick sale or rent, optionally a province and a property type, and the Actor walks the result pages and writes one flat row per property: title, full description, price in pesos, availability, bedrooms, bathrooms, floor area in square metres, region, city, street address, latitude, longitude and the listing photo. Every province Lamudi covers is supported, from Metro Manila to Palawan. No API key, no login, no cookies.

Who is it for?

  • Property developers and proptech teams sizing supply and price levels across Philippine provinces.
  • Real-estate investors comparing price per square metre between Metro Manila, Cebu and provincial markets.
  • Brokers monitoring competing inventory in their area.
  • Relocation and expat services building searchable rental datasets for clients.
  • Researchers and analysts studying housing supply in a market with little public data.

Use cases

  • Track condominium asking prices per square metre in Quezon City, month over month.
  • Build a rental dataset for Metro Manila and map it against transport corridors using the GPS fields.
  • Compare land prices across Cavite, Laguna, Rizal and Bulacan to spot the cheapest commuter belt.
  • Feed a property search product with a clean, deduplicated inventory of Philippine listings.
  • Give an AI agent live market data so it can answer "what does a 2-bedroom in Cebu cost right now?".

Why use this Lamudi Scraper?

  • Keyless and login-free — nothing to register, nothing to rotate.
  • Structured-data source — reads schema.org RealEstateListing blocks, so fields are typed and stable across redesigns.
  • 20 provinces and 8 property types — from condominiums and houses to warehouses and commercial units.
  • GPS on every row — latitude and longitude, not just a text address.
  • Bulk by design — 30 listings per page, tens of thousands nationwide.
  • Export anywhere — JSON, CSV, Excel, Google Sheets — and pay per result.

What data can you extract?

One row per property. Fields Lamudi does not publish come back as null.

How to use the Lamudi Scraper

Option A — nationwide sweep

Leave the region empty and the Actor covers the whole country, newest listings first.

{
"listingType": "buy",
"region": "",
"propertyType": "",
"maxResults": 1000,
"proxyConfiguration": { "useApifyProxy": true, "apifyProxyGroups": ["RESIDENTIAL"], "apifyProxyCountry": "PH" }
}
  1. Choose Buy or rent.
  2. Leave Region on nationwide.
  3. Leave Property type on all types.
  4. Set Max results and run.

Option B — one province and one property type

Narrow the crawl when you want depth rather than breadth — this is how you build a comparable set for a specific market.

{
"listingType": "rent",
"region": "cebu",
"propertyType": "condominium",
"maxResults": 500,
"proxyConfiguration": { "useApifyProxy": true, "apifyProxyGroups": ["RESIDENTIAL"], "apifyProxyCountry": "PH" }
}

Tips for best results

  • Split by province rather than running one enormous nationwide crawl. Twenty smaller runs give better coverage of provincial inventory, which nationwide sorting tends to bury under Metro Manila.
  • Buy and rent are separate runs. A sale price and a monthly rent in one column will ruin any average you compute.
  • floorAreaUnit is not always square metres. Land listings are sometimes quoted in hectares; normalise before comparing.
  • The GPS fields are the real prize. Coordinates on every row let you cluster by neighbourhood, distance to a landmark or transit line — analysis a text address cannot support.
  • Condominium is the deepest category in Metro Manila; house and land dominate provincial markets.
  • Keep the Philippines proxy country — Lamudi serves local traffic more reliably.
  • Deduplicate on listingId across scheduled runs; the same unit is often re-advertised.
  • Watch availability if you are measuring live supply rather than total advertised stock.
  • Zero rows? Check the property type exists in that province — warehouses in a small province may genuinely have no listings.

Integrations

  • Google Sheets — send each run to a sheet for analysts who do not touch APIs.
  • Slack — notify a channel when new listings appear in a target city.
  • Zapier / Make — pipe rows into a CRM or a valuation model.
  • Webhooks — receive the dataset id as soon as a run finishes.
  • Schedules — daily or weekly runs give you a supply and price history.

Use with AI agents (MCP)

Expose this Actor through Apify's MCP server (https://mcp.apify.com) and an AI assistant can pull live Philippine property data during a conversation.

"Use the Lamudi scraper to collect 300 condominiums for sale in Metro Manila, then give me the median price per square metre by city and highlight anything under ₱100,000 per sqm."

FAQ

Do I need a Lamudi account or API key?

No. The Actor reads the publicly published structured data on Lamudi's own result pages. Nothing to register, nothing to store.

Which provinces are supported?

Twenty: Metro Manila, Cebu, Davao, Laguna, Cavite, Rizal, Bulacan, Pampanga, Batangas, Iloilo, Negros Occidental, Pangasinan, Bohol, Palawan, Benguet, Misamis Oriental, Zambales, Quezon, Tarlac and Nueva Ecija. Leaving the field empty covers the whole country.

Which property types can I filter on?

Condominium, house, land, apartment, townhouse, commercial, warehouse and building — or all types at once.

How many listings can one run return?

Lamudi carries tens of thousands of live listings nationwide, 30 per page. Set maxResults to what you need.

Why did my run return zero rows?

Usually a filter combination with no inventory — a niche property type in a small province. Clear the property type first, then the region, to see where the listings stop.

Why are some fields null?

Because the advertiser did not publish them. Bathroom counts and floor areas are optional on land listings in particular. A null means "not published", never "zero".

Does it include the agent's contact details?

No. Lamudi keeps broker contact details behind an enquiry form rather than in the public listing data, so they are not part of the structured block this Actor reads.

Are rental prices monthly?

Lamudi publishes rentals as a monthly figure in the vast majority of cases. Because the site does not always label the period explicitly, treat listingType: "For rent" rows as monthly and sanity-check outliers.

Can I export to CSV or Excel?

Yes — JSON, CSV, Excel, XML and RSS from the run's Storage tab or through the API.

How fresh is the data?

Every run fetches live result pages. scrapedAt dates each row, so scheduled runs build a precisely timestamped history.

The Actor collects only publicly visible listing information. See the legal note below.

How often is the Actor updated?

It is monitored and maintained. Because it reads schema.org structured data rather than CSS classes, it is unusually resistant to site redesigns.

This Actor collects publicly available information only — property listings Lamudi publishes openly to every visitor and explicitly marks up for search engines, with no login and no paywall. Collecting public data is broadly lawful in most jurisdictions, but you are responsible for what you do with the results.

Review Lamudi's Terms of Service before large-scale or commercial collection, and treat any personal data you encounter in line with the Philippines' Data Privacy Act, the GDPR or whichever regime applies to you. This is not legal advice.
