How it works

Every Rightmove search results page embeds its own results as structured JSON (__NEXT_DATA__) inside the page it serves to any visitor — no separate API, no login. This Actor:

1. Checks the request path against rightmove.co.uk's robots.txt before ever fetching it (only property-for-sale/find.html and property-to-rent/find.html are ever requested).
2. Fetches the search page and reads its embedded __NEXT_DATA__, at one request every 2 seconds.
3. Pages through results (24 per page) via Rightmove's own index parameter, up to maxPagesPerSearch, stopping at the real end of results.
4. Normalises every property into one flat dataset row, and skips Rightmove's own sponsored "featured" listing by default (see includeFeatured).
5. Reports — never disguises — a block, an empty result set, or a page it can no longer parse.

Property alerts: get only new properties

Turn on onlyNewSinceLastRun and put this Actor on a schedule to get a genuine Rightmove new-property alert: every run after the first delivers (and charges for) only properties it hasn't delivered before for that exact search URL. It's the same wedge as Wellfound Jobs Scraper's job-alerts mode, applied to UK property search.

2. Click Schedule on the run page (or create one under Schedules in the Apify Console) — daily or a few times a day works well for a popular search area.
3. The first scheduled run is a baseline: it delivers every property currently listed (it's all new to you) and remembers it — you're charged normally for that run. Every run after that only delivers properties it hasn't seen before for this exact search.
4. Add a Webhook under the schedule's Integrations for ACTOR.RUN.SUCCEEDED, pointing at Apify's own Slack/email integration (or a Zapier/Make webhook step) so you see new matching listings the moment a run finds them.

The run's status message tells you what happened: "First run for 1 search: 24 properties delivered and remembered; next runs return only new ones." on the baseline, then "3 new properties since last run across 1 search (21 already seen)." on later runs. A run that finds nothing new still succeeds with an empty dataset — that's the point of the mode, not a failure.

Each startUrls entry is tracked as its own, independent watch (not one watch for the whole run), keyed on that exact search URL — so you can run several saved searches (sale vs rent, different areas, different price bands) in one Actor task without their seen-history mixing. stateStoreName only needs changing if you want to isolate or reset a watch's memory, or run several Actor tasks without them sharing state.

Limitations

• Only what Rightmove's own search results page publishes. No property-detail-page fields beyond what search results already show (this Actor never opens individual listing pages), no sold-price history, no viewing/contact-form data.
• Approximate coordinates. latitude/longitude are exactly what Rightmove publishes on search results, which it deliberately offsets slightly from the true location for privacy — do not treat them as exact.
• UK only, and Rightmove-specific. This Actor does not cover Zoopla, OnTheMarket or any other portal (see zillow-zip-scraper in this developer's portfolio for the US equivalent on Zillow).
• agentPhone is the branch's own public business contact number as published by Rightmove on the listing — never a private individual's number.
• This Actor honours robots.txt and never bypasses a block, CAPTCHA or anti-bot measure — a blocked search is reported, not evaded.

Does this include sold prices or property history?

No — this Actor reads current search results only. It does not fetch Rightmove's separate house-prices/sold-price pages.

Why is one row marked isFeatured: true?

Rightmove shows one sponsored "featured" listing at the top of most result pages, in addition to its 24 organic results. It's skipped by default; set includeFeatured: true to include it.

Does it collect any private personal data?
