How the scoring works
The insurance_underwriting_report computes a composite risk grade across five weighted dimensions.
Multi-Hazard Exposure Score (0-100) combines FEMA disaster declaration density, USGS earthquake frequency and magnitude, NOAA severe weather alert count, GDACS global disaster proximity, and UK flood warning data. Geocoded analysis ensures all hazard data is spatially relevant to the target location.
Environmental Contamination Index measures EPA ECHO violation density within radius, OpenAQ air quality against WHO guidelines, and UK Food Hygiene ratings as a proxy for local environmental standards. High violation counts or poor air quality elevate contamination risk.
Infrastructure Quality Index scores surrounding facility density (OSM POIs), EV charging availability (indicating utility investment), food hygiene ratings, and UK Land Registry property values. Higher infrastructure quality correlates with lower insurance risk.
Climate Trajectory projects 5/10/25-year climate risk using historical FEMA disaster trends, NOAA alert frequency patterns, and weather forecast data. Accelerating disaster frequency indicates worsening climate exposure.
Crime Safety Score analyzes UK Police crime data with category breakdown (violent crime, property crime, antisocial behavior). High incident density within the location radius increases the overall risk profile.
| Grade | Score Range | Underwriting Assessment |
|---|---|---|
| A | 0-20 | Preferred risk -- minimal hazard exposure |
| B | 21-40 | Standard risk -- acceptable exposure levels |
| C | 41-60 | Moderate risk -- consider exclusions or surcharges |
| D | 61-80 | Substandard risk -- significant peril exposure |
| F | 81-100 | Decline -- critical risk across multiple dimensions |

Use cases for infrastructure location risk
P&C Insurance Underwriting
Generate automated location risk assessments with multi-hazard exposure scoring for commercial property underwriting decisions. Replace manual risk surveys with data-driven analysis.
Real Estate Investment Due Diligence
Profile properties for natural hazard exposure, environmental contamination, infrastructure quality, and crime safety before acquisition. Combine with UK Land Registry transaction data for valuation context.
Data Center and Warehouse Site Selection
Compare multiple candidate locations across all 16 risk dimensions. Evaluate earthquake exposure, flood risk, power infrastructure, and environmental factors for critical facility placement.
Municipal Infrastructure Planning
Assess infrastructure quality, climate trajectory, and environmental contamination across neighborhoods for capital improvement prioritization and climate resilience planning.
Climate Risk Portfolio Assessment
Project 5/10/25-year climate trajectories for portfolio properties. Identify locations where accelerating disaster frequency or environmental degradation threatens long-term asset value.
Property Buyer Due Diligence
Check a prospective property for flood risk, environmental contamination, crime safety, and infrastructure quality before purchase. Combine hazard data with property transaction history.
How much does it cost?
This MCP uses pay-per-event pricing. You are only charged when a tool is called -- there is no subscription or monthly fee.
The Apify Free plan includes $5 of monthly platform credits, covering initial location assessments at no cost.
Cost examples:
- Quick location risk check: $2.00
- Environmental contamination scan: $2.00
- Full underwriting report (15 actors): $5.00
- Compare 3 locations: $15.00
How it works
- You call a tool (e.g.,
insurance_underwriting_report) with a location name and optional latitude/longitude - The MCP first geocodes the address using Nominatim if coordinates are not provided
- Parallel requests are dispatched to up to 15 data sources simultaneously
- FEMA disasters, earthquakes, weather alerts, flood warnings, air quality, EPA violations, crime data, POIs, EV charging, property data, and weather forecasts are collected
- Scoring functions compute hazard exposure, contamination, infrastructure quality, climate trajectory, and crime safety
- A structured JSON response is returned with the composite risk grade, dimensional scores, and recommendations
FAQ
Q: How granular is the location analysis? A: The system geocodes addresses to coordinates and searches within configurable radii. Data granularity varies: FEMA is county-level, crime data is neighborhood-level (UK), air quality is station-level, and earthquake data is distance-from-epicenter.
Q: Does it cover locations outside the UK/US? A: GDACS, OpenAQ, USGS earthquakes, and Open Charge Map provide global coverage. UK-specific sources (Land Registry, Police, Flood Warnings, Food Hygiene) cover England/Wales/UK only. US-specific sources (FEMA, EPA) cover the US.
Q: Can it compare multiple locations? A: Run the same tool for each candidate location and compare the scores. For systematic comparison, use the Apify API to batch assessments programmatically.
Q: How does the climate trajectory projection work? A: It analyzes historical FEMA disaster declaration frequency, NOAA alert patterns, and weather trends to model whether hazard exposure is increasing, stable, or decreasing over 5/10/25-year horizons.
Q: Is it legal to use this data? A: All data sources are public government databases and open data registries. See Apify's guide on web scraping legality.
Q: Can I combine this with other MCPs? A: Yes. Use the Insurance Underwriting Intelligence MCP for deeper P&C analysis, or the Data Center Siting Intelligence MCP for power-specific site selection.
