  • The portal leaves the court name empty in the list view for every state; with includeDetails the Actor derives it from the land-register line where available.
  • A small share of cases publish no appraisal value yet ("wird noch bekannt gegeben"); appraisalValueEur is null there and the raw text is kept in appraisalRaw.
  • Multi-lot cases expose all parsed values in appraisalValuesEur.
  • Auction dates reflect what the portal shows; cancelled dates are flagged via isCancelled, not removed.
