Germany Property Auctions API - ZVG Zwangsversteigerungen
Scrape Zwangsversteigerungen (German court foreclosure auctions) from the official ZVG-Portal (zvg-portal.de) - all 16 Bundesländer, one clean English schema. Verkehrswert as a real number, auction date as ISO timestamp, object type, address, court documents - not a raw German legal-text dump. Turn on monitoring mode to get only the auctions published since your last run.
Germany's court foreclosure portal publishes every judicial real-estate auction in the country, but it is a legacy site with German-only legal text, per-state searches, and Word-formatted appraisal tables. This Actor reads all of it and returns normalized rows ready for Excel, CSV, JSON, dashboards, or deal-screening pipelines.
✅ What you get / ❌ what this isn't
| This Actor gives you | This Actor is not |
|---|---|
| Every open foreclosure auction across all 16 German states | Not affiliated with zvg-portal.de or the Justizportal |
| Appraisal value (Verkehrswert) parsed to a number, incl. accessories split | Not a bidding or legal-advice tool |
| Auction date/time as ISO timestamp + cancellation flag | Not a guarantee every case publishes an appraisal (most do) |
| Object type, address, case number, official PDF attachments | Not a discovery tool for private (non-judicial) sales |
| Monitoring mode: only new auctions since your last run |
🔎 Why use this Actor
- Screen distressed real-estate deals across Germany - foreclosure auctions regularly close below market; the appraisal value and the address are the two numbers you need first.
- Monitor new auctions on a schedule and pay only for new rows (
onlyNewAuctions). - Feed a deal pipeline, alert bot, or investor newsletter with normalized rows.
- Combine with our Spain Property Auctions API for a cross-border distressed-asset feed.

📥 Input
{"states": ["all"],"maxResultsPerState": 1000,"includeDetails": false,"onlyNewAuctions": false}
📤 Output
{"recordType": "auction","caseNumber": "0003 K 0038/2024","state": "by","stateName": "Bayern","objectType": "Einfamilienhaus","address": "Am Brünnlein 18, 97522 Sand am Main","appraisalValueEur": 224000.0,"accessoriesValueEur": 5000.0,"auctionDate": "2026-10-26T09:30:00","isCancelled": false,"attachments": [{ "title": "Amtliche Bekanntmachung", "url": "https://www.zvg-portal.de/..." }],"detailUrl": "https://www.zvg-portal.de/index.php?button=showZvg&zvg_id=48873&land_abk=by"}
🔁 Monitoring mode (only new auctions)
Set onlyNewAuctions: true and run on a schedule. The first run returns all current auctions and initializes a per-state memory on your account; every following run pushes only newly published cases. State summaries still report totalAuctions, newAuctions, and previouslySeen, so you always see the full picture while paying only for the delta.
💵 How much does it cost?
The launch price is about $4.00 / 1,000 auctions, tier-discounted for higher Apify plans. One auction is one charged result; state summary rows are part of the same output. Germany currently lists roughly 2,500-3,500 open cases nationwide, so a full-country snapshot is a few dollars and a daily delta run is usually cents.

- Alle 16 Bundesländer in einem Lauf (
["all"]) oder gezielt pro Land (["by", "nw"]).

⚠️ Limits and caveats
- This Actor reads the public official ZVG-Portal. It is not affiliated with the Justizportal des Bundes und der Länder.
- The portal leaves the court name empty in the list view for every state; with
includeDetailsthe Actor derives it from the land-register line where available. - A small share of cases publish no appraisal value yet ("wird noch bekannt gegeben");
appraisalValueEuris null there and the raw text is kept inappraisalRaw. - Multi-lot cases expose all parsed values in
appraisalValuesEur. - Auction dates reflect what the portal shows; cancelled dates are flagged via
isCancelled, not removed.

❓ FAQ
Which states does it cover?
All 16: Baden-Württemberg, Bayern, Berlin, Brandenburg, Bremen, Hamburg, Hessen, Mecklenburg-Vorpommern, Niedersachsen, Nordrhein-Westfalen, Rheinland-Pfalz, Saarland, Sachsen, Sachsen-Anhalt, Schleswig-Holstein, Thüringen.
Does it translate the documents?
Field names and structure are English; original German text (object descriptions, land register, announcements) is preserved as-is. Numbers and dates are normalized to machine-readable formats.
How does monitoring mode remember what it has seen?
A per-state set of case IDs is kept in a named key-value store on your Apify account (germany-zvg-delta-state). Delete that store to reset the memory.
Does it need a proxy?
No. The ZVG portal is a public official source. Enable Apify Proxy only if you hit rate limits on very frequent runs.
