Built for insurance agents and underwriters working with Florida's 15-year roof rule, home inspectors, real estate agents, roofers and lenders.
Coverage (read this first)
Florida has no statewide permit database. This tool searches the cities and counties that publish their permits as open data:
| Area | Records from | Notes |
|---|---|---|
| City of Tampa | 2015 | 63,000+ roof permits from the City's Daily Permit Report; refreshed monthly |
| Sarasota County (unincorporated) | 2025 | 13,900+ roof permits (public records); refreshed monthly. Not the City of Sarasota, Venice or North Port city limits |
| City of Miami | 2012 | Updated daily |
| Miami-Dade County | last ~2 years | County-processed permits (mostly unincorporated areas) |
| City of Fort Lauderdale | 2021 | Source last updated March 2026 |
| City of Gainesville | 1990 | |
| Alachua County (unincorporated) | 1980 | Updated daily |
| City of Cape Coral | 2025 | Updated daily |
| City of Leesburg | 2021 | Updated daily |
Add the city after a comma so the right database is used. Addresses outside these areas come back as NOT_COVERED and are not charged. More areas will be added as they publish open data.
What you get for each address
| Field | Meaning |
|---|---|
status | ROOF_PERMIT_FOUND, NO_ROOF_PERMIT_FOUND, NOT_COVERED or ERROR |
last_roof_permit_date | Date of the most recent roof permit (issued, or final inspection when that is all the source has) |
estimated_roof_age_years | Years since that permit |
over_15_years | true when the last roof permit is 15+ years old |
roof_permits | Every roof permit found: number, date, work description, status, contractor (when published), source |
note | Plain-English explanation, including the coverage limit when nothing is found |
Good to know
- No permit found does not mean a new roof. It can mean the roof is older than the records, the work was filed under another address or parcel, or it was not permitted.
- Roof age is an estimate from permit dates, not an inspection. Confirm before underwriting decisions.
- Only work descriptions are returned; free-text contact details that clerks sometimes add are removed.
- Not affiliated with any city, county or the State of Florida. Data is provided as published by each source.
- Attribution: City of Tampa Daily Permit Report (public records); Sarasota County Planning & Development Services (public records); City of Miami Open Data (CC BY 4.0); Miami-Dade County Open Data; City of Fort Lauderdale GIS; City of Gainesville; Alachua County Open Data; City of Cape Coral Open Data; City of Leesburg GIS.
