How occupancy and revenue are estimated

A rental calendar tells you a night is unavailable, but not whether it was booked by a guest or blocked by the host. This Actor reports occupancy two ways.

• Occupancy rate and revenue count every unavailable night in the forward window as demand. This is the standard single-scan estimate and is available on the first run.
• Confirmed booked nights use the Actor's own calendar history. A night that was available in an earlier scan and later turned unavailable is a real booking. A night that was unavailable the first time it was ever seen is a host block. The Actor stores a calendar snapshot for every listing, so each time you re-scan a market the confirmed numbers get sharper and host-blocked nights drop out of the count.

Run the same market on a schedule (weekly works well) to build history and move from a first-scan estimate to confirmed occupancy.

Is it legal to scrape Airbnb and Vrbo?

The Actor reads public listing pages that anyone can view without logging in. It collects no private data. You are responsible for using the output in line with the platforms' terms and the laws that apply to you. If you plan to store host names or reuse data commercially, review those rules first.

Do I need an Airbnb or Vrbo API key?

How many listings can I get per city?
