Find German court-auction properties worth investigating. Get the appraisal value, auction date, address and official documents as a clean, numbers-as-numbers dataset — without learning the ZVG portal or German state codes.

Pick a market, press Start, and get investment-ready rows in about a minute.

pricePerSqmEur is intentionally left empty when the source does not publish a reliable area. It is a screening metric based on the court appraisal — not a sale price or valuation recommendation.

Start in under a minute

  1. Select a market preset.
  2. Keep the initial limit at 10.
  3. Run the Actor and open the Property deals dataset view.
  4. Review appraisal, date, address and documents, then increase the limit.

Default input:

{
"marketPreset": "berlin",
"maxResultsPerState": 10,
"includeDetails": true,
"onlyNewAuctions": false
}

Market presets

For a custom city:

{
"marketPreset": "custom",
"states": ["sn"],
"city": "Leipzig",
"maxResultsPerState": 100,
"includeDetails": true
}

State codes follow the ZVG portal: bw, by, be, br, hb, hh, he, mv, ni, nw, rp, sl, sn, st, sh, th, or all.

How much is out there

Open auctions per state on 26 July 2026, with the median court appraisal — useful for sizing a run before you scale the limit:

StateOpen auctionsMedian appraisal
Nordrhein-Westfalen949€204,600
Niedersachsen303€177,750
Bayern301€186,000
Hessen299€190,500
Rheinland-Pfalz283€118,000
Sachsen188€55,000
Thüringen181€43,000
Sachsen-Anhalt169€60,000
Brandenburg125€114,500
Berlin86€427,500
Saarland75€93,500
Baden-Württemberg45€200,000
Bremen16€180,000

Hamburg, Mecklenburg-Vorpommern and Schleswig-Holstein published no open auctions at that time, so a run limited to them returns an empty dataset — and costs nothing.

Ready-made example tasks

Each of these is a saved configuration you can open, run and clone — no input to fill in:

Monitor newly listed auctions

Enable onlyNewAuctions and schedule the same input. The first run establishes the current baseline. Following runs output only ZVG IDs not seen in earlier runs for each state — useful for alerts, CRM imports and recurring acquisition pipelines.

{
"marketPreset": "all-germany",
"onlyNewAuctions": true,
"maxResultsPerState": 1000,
"includeDetails": true
}

Pair it with an Apify Schedule (for example daily at 07:00) and an integration — Slack, email, a webhook, Google Sheets or Make/Zapier — so new cases land where you already work.

Use it from code

Every run is available through the Apify API and clients, so the dataset can be pulled straight into your own stack:

curl -X POST "https://api.apify.com/v2/acts/webdata_labs~germany-zvg-auctions-api/run-sync-get-dataset-items?token=YOUR_TOKEN" \
-H "Content-Type: application/json" \
-d '{"marketPreset":"nrw","maxResultsPerState":200,"includeDetails":true}'

Pricing

You pay $2 per 1,000 successful auction rows — no monthly fee, no charge for starting a run, and the rate drops on higher Apify plans:

Your Apify planPer 1,000 auction rows
Free / Starter$2.00
Scale$1.75
Business and above$1.50

Apify platform usage (compute, proxy, storage) is included in that event price. State summaries, diagnostics and failed requests go to run output (OUTPUT) and are never billed as property leads — a run over an empty state costs nothing.

A concrete example: a full nationwide snapshot returned 3,020 auctions, so it cost about $6 on the Free plan. A daily monitoring run that finds 20 new cases costs about 4 cents.

FAQ

Do I need a proxy? No. The public ZVG portal is reached directly; the proxy input exists only for unusual network setups.

Why is a field empty? Availability varies by court. Some notices omit the full address, area, appraisal document or a future date. Missing values stay empty instead of being guessed.

Why does one property show a lower area than expected? The area is extracted from free-text German notices. When a notice lists several areas, verify against the linked appraisal before acting on pricePerSqmEur.

How fresh is the data? Each run reads the portal live, so rows reflect the portal at collection time (scrapedAt).

Can I get only cheap objects, or only apartments? Filter the dataset after the run — propertyType, appraisalValueEur and pricePerSqmEur are plain, sortable fields in every export format.

Data source and responsible use

The source is Germany's public official ZVG portal. Availability and completeness vary by court. Always verify a property and its documents with the responsible court before making financial or legal decisions. Respect privacy, applicable law and the source website's terms.
