🚀 All Property Management Scraper: Property Management Companies List with Emails

Export a property management companies list with business emails from AllPropertyManagement.com, the US directory of roughly 49,000 property management firms. The All Property Management Scraper returns each company's name, contact emails, full postal address, extra office locations, property-type specialisation, tagline, profile text and logo. Use it to build property management leads by city, state or ZIP, or to sweep the whole directory into a property management database.

🎯 Use Cases for Property Management Leads

  • HOA management companies lists: pull every firm in a state and filter propertyTypes for Homeowners and Condominium Association work to target HOA management companies.
  • Property management lead generation: build a property management email list for PropTech software, insurance, maintenance, accounting or marketing services.
  • Local market lists: get property management companies in Austin, TX, in Florida, in Texas or around any ZIP code before you enter a market.
  • Commercial and vacation rental segments: split the list into commercial property management companies (office, retail, warehouse) and vacation rental management companies using the property-type field.
  • Territory planning: count firms and specialisations per state to size sales territories.
  • CRM enrichment: match your accounts against the directory to fill in addresses, emails and specialisations.

✨ Features

  • Business contact emails: around 3 in 4 companies in the full directory list at least one email, and many list several (owner, sales and support inboxes). You get the first in email and all of them, lowercased and deduplicated, in emails. CRM forwarding inboxes (Zapier, LeadSimple, Follow Up Boss, HubSpot and similar) go to a separate crmEmails field and are never used as the main email.
  • Full company records: company name, street, city, state, ZIP, country, additional offices, tagline, profile text, logo and the public profile URL.
  • Property-type specialisation: single homes by value bracket, multi-family by unit count, HOA and condo associations by size, office, retail, warehouse, vacation rentals and more.
  • Search by location: a city with its state (Austin, TX), a state name or code (Florida, FL) or a 5-digit ZIP code (78640).
  • Or the whole directory: leave the location list empty to walk the national directory.
  • No duplicates: a company found by two of your locations is saved once.
  • Fair billing: you pay per company saved, and the run stops at your maxItems or at the maximum cost you set for the run.

🛠️ How It Works

  1. Enter locations: one or more cities with states, states or ZIP codes. Leave the list empty to scrape the whole US directory.
  2. Set Maximum companies (maxItems): the default is 50.
  3. Run the scraper and download the companies as JSON, CSV or Excel, or pull them through the API.

⚙️ Input: Search by City, State or ZIP

FieldWhat it does
Locations (searchTerms)Cities, states or ZIP codes, e.g. Austin, TX, Florida, FL, 78640. Empty = the whole US directory.
Maximum companies (maxItems)The most companies to save in this run, across all locations. Default 50.
{
"searchTerms": ["Austin, TX", "Florida", "78640"],
"maxItems": 500
}

Tips:

  • Write Austin, TX rather than Austin. Many US states have a city with the same name. A bare city name picks the state where that city is largest in the directory (Miami = Miami, FL), and the run status tells you which state it used.
  • A state search (Florida, FL) returns that state's companies that actively advertise in the directory. These have the highest email fill rate.
  • A ZIP code returns companies that serve that ZIP and the area around it.
  • Location searches return the companies the directory lists for that area, which can be fewer than maxItems (for example, a few dozen for Austin, TX and a few hundred for Florida). For tens of thousands of companies, leave the location list empty.

💰 Pricing

Pay only for the companies you get. No monthly rental.

emails holds every address the company lists, lowercased and deduplicated; email is the first of them. Automated CRM forwarding addresses (for example …@robot.zapier.com, …@newlead.leadsimple.com, …@followupboss.me, …hs-inbox.com) are moved to crmEmails, so email is null when a company lists only those. The address fields are the head office, and additionalOffices lists other offices in the same shape (the street can be null there). description is the company's profile converted to plain text, with line breaks kept.

🔁 Schedule and Integrate

For a lead list, run it once a month with the same locations: new firms join the directory and existing ones update their emails and specialisations, and each run gives you a fresh, dated snapshot. Set it up in Apify Schedules. Send the results to Google Sheets, Zapier, Make, n8n or a webhook with Apify integrations, so new property management leads land in your CRM or outreach tool.

❓ FAQ

Does AllPropertyManagement.com have an official API? AllPropertyManagement.com is a service that connects property owners with managers, and it doesn't offer a public API or bulk export of its directory. This Actor is the practical alternative: no key, no account and no approval, and you get the public company profiles as structured rows you can filter and export.

How do I get a list of property management companies in my state? Enter the state name or code (Texas, FL) as a location. For every company in the directory, not only the ones advertising in a state, leave the location list empty and set maxItems to the volume you need.

Can I find property management companies near me? Yes. Enter your ZIP code, or your city with its state code, and the scraper returns the companies the directory lists for that area.

Are phone numbers or company websites included? No. The directory keeps phone numbers and websites behind its own contact form, so neither is public. Emails, postal addresses and specialisations are included.

How many companies have an email, and why is a field empty? About 3 in 4 across the full directory, and nearly all companies returned by a state or city search. Older and inactive profiles often have no email, tagline, profile text or property types, so those fields are null or empty arrays. A few companies list automated inbox or CRM forwarding addresses next to their main email; those are in crmEmails, not emails.

Do I need an account? No. The scraper reads only public company profiles.

Is it legal to scrape AllPropertyManagement.com? The scraper only extracts publicly available business data. Make sure your use, especially email outreach, follows the laws that apply to you (such as GDPR and CAN-SPAM) and the website's terms.
