All notable changes to the Encuentra24 Property Scraper are documented here.
First release. Houses, apartments, land and commercial property from encuentra24.com, across nine
country sections in Central America and the Caribbean.
- Property Search — pick a country, a market (for sale or to rent) and a property type, and get
listings back 20 to a page, as deep as you ask. Or paste any Encuentra24 search URL and it is used
exactly as given.
- Listing Lookup — refresh listings you already hold, by URL or by the numeric ID at the end of
one. Useful for tracking a saved shortlist.
- 54 fields per listing, of which 24 populate on every row: the full Spanish advert text, every
photo, price and currency, price per m², maintenance fee, built area, lot size, bedrooms,
bathrooms, parking, amenities, and the advertiser behind the listing.
Nine country sections, each verified on 2026-09-08 by fetching it and recording what came back —
145,198 listings — 100,209 for sale and 44,989 to rent.

All nine were measured by fetching the market's own top-level page; the totals are what the portal
itself reported on 2026-09-08.
Chile, Spain and Paraguay have country sections on the site but carry no property inventory, so
they are deliberately not offered.
- You are only charged for listings you receive. Encuentra24 publishes no price, bedroom or size
filter of its own, so those filters are applied to the listings the run collects — anything a
filter excludes is never delivered and never billed. A search that matched nothing, and an input
that could not be read, both cost nothing.
- Empty is reported as empty. About 43% of listings carry real coordinates; the portal stores
0/0 for the rest and those arrive blank, not as a point in the Atlantic. Half the listings carry a
template placeholder instead of a street address, and that is blanked too.
- A filter cannot silently widen. A region the portal does not recognise returns nothing and
says so, rather than quietly handing back the whole country at the whole country's price.
- Search is priced as the cheap path, and the docs say so. A search listing carries exactly the
same fields as a lookup, so the docs tell you to use search unless you already hold specific
listings.
- No setup. No API key, no login, no proxy configuration, nothing to maintain.
- Market analysis — median price per m² by province, and how the mix shifts month to month.
- Cross-border investor screening — four countries in one table with one price-per-m² column.
- Agency and developer lead lists — every row names the company holding the listing.
- Rental yield modelling — the same district for sale and to rent, joined on area and bedrooms.
- Price and inventory monitoring — a daily run, diffed on listing ID.
- Relocation search — filter a Spanish-language portal by budget and bedrooms in one pass.
- Advertiser phone and WhatsApp numbers are not extracted. The portal scrambles them
deliberately and they belong to private individuals. What is returned is the publicly displayed
business identity: name, company, advertiser type, licence and verified status, plus whether a
phone or WhatsApp channel is offered.
- Encuentra24 publishes asking prices only. There is no sold-price register behind it, so tracking
price movement means running on a schedule and diffing the results.
- Data comes back in Spanish, as the portal publishes it.
