Give it a city and it returns every listing with its occupancy rate, average daily rate and estimated revenue for the next 30, 90 and 365 days. This is a practical AirDNA alternative for short-term rental investors, on a pay-per-use basis with no monthly subscription.
Occupancy is on by default, so a single run gives you a market's revenue picture. Re-scan the same market on a schedule and the estimate sharpens into confirmed booked nights.

How occupancy and revenue are estimated
A calendar shows a night as unavailable, but not whether it was booked or blocked by the host. On the first run the Actor counts every unavailable night in the forward window as demand, which gives an immediate occupancy rate and revenue estimate. It also stores a calendar snapshot for every listing. On repeat scans it compares snapshots: a night that was open and later closed is a real booking, while a night that was closed from the start is a host block. That is how the estimate moves from a first-scan number to confirmed occupancy.
Run the same market weekly to build history. The more history a market has, the sharper the revenue numbers become.
