Why it costs you
Doors under management set the price tier and decide whether an account is worth a rep at all. The incumbent system decides whether it is a displacement play or a greenfield one. Neither field sits in any database, and buying a list without them means qualifying every account by hand.
What this actor does
Point this actor at property manager websites. It reads the incumbent system from the resident and owner portal links (AppFolio, Yardi/RentCafe, Buildium, RealPage, Entrata, Rent Manager, ResMan, DoorLoop, Propertyware and 40+ more, including HOA platforms and short-term-rental channel managers), pulls doors under management from the site's own copy, and returns portfolio types, service mix and a stack verdict. Firms running no portal at all are labelled greenfield, which is the displacement target list.

Measured accuracy
93 to 96% of qualified firms return an actionable verdict. The PM system is named on 50-65%. Doors fill only 7-15%, because most small and mid-size firms never publish a door count. That is a property of the market, not a parser bug.
