What it does

The actor searches the ASC (Appraisal Subcommittee) National Registry of US real estate appraisers by state, credential type, name, city, status, or keyword, and writes one normalized record per appraiser to the run's dataset. Each record includes the name, credential number, credential type and status, firm, and full mailing address. With withPhoneDetails on (the default), each appraiser is enriched from their detail page with phone number, county, credential effective and expiration dates, and AQB compliance. Missing source values are returned as null. Three optional AI add-ons (paid plans only) can score each appraiser as a B2B lead, write a profile summary, and classify their practice focus.

  • No charge on failure. If a run errors or matches nothing, the actor writes a single item with a populated error field and does not charge for it.
  • Spend cap respected. Set maxTotalChargeUsd on the run; once reached, the actor stops emitting and charging further billable results.
  • Free Apify plans are capped at 10 appraisers per run. Upgrade for higher maxAppraisers.
  • AI add-ons (withLeadScore, withProfileSummary, withIndustry) require a paid plan and are charged per record only when the model returns usable output.

FAQ and troubleshooting

A search returned no appraisers. Why? The filter combination matched nothing. Loosen filters (remove lastName or city, set status to All) or broaden the state list. Zero-result runs are not charged.

How do I search the entire country? Set states to ["All"] and narrow with credentialType, city, or keyword.

How do I get phone numbers? Keep withPhoneDetails on (the default). Phone, county, credential dates, and AQB compliance come from each appraiser's detail page.

What is AQB compliance? It indicates whether the appraiser meets the Appraiser Qualifications Board criteria, as reported by the ASC registry.

Why are the AI fields null? The AI add-ons are off by default and require a paid plan. Enable withLeadScore, withProfileSummary, or withIndustry on a paid plan to populate the ai* fields.

Is this an official ASC tool? No. This actor is independent and has no affiliation with the Appraisal Subcommittee or the US government. It reads only data that is publicly available in the ASC National Registry.
