What it does

The actor searches the Arizona Department of Real Estate (ADRE) public license database for individual licensees (salespersons and brokers) or entities (companies and self-employed brokers), applies your name, city, county, ZIP, license type, and status filters, and writes one normalized record per license to the run's dataset. With withDetails on (the default), each license's detail page is read for key dates, employment history, designated broker, continuing-education courses, complaints, disciplinary actions, and business address. Missing source values are returned as null. Two optional AI add-ons (paid plans only) can qualify each licensee as a B2B lead and write a plain-English profile summary.

FAQ and troubleshooting

A search returned no licensees. Why? The filter combination matched nothing. Loosen filters (remove lastName or zip, widen the city list) or set licenseStatus to All. Zero-result runs are not charged.

How do I search the whole state? Leave cities empty and use county, zip, name, or license-type filters.

Individuals versus entities? Set searchType to individual for salespersons and brokers, or entity for companies and self-employed brokers. Entity-only filters (legalName, businessName, officeType) apply when searchType is entity.

How do I get complaints and disciplinary history? Keep withDetails on. Each record includes openComplaints, complaintsCount, and disciplinaryActionsCount.

Why are the AI fields null? The AI add-ons are off by default and require a paid plan. Enable withLeadScore or withProfileSummary on a paid plan to populate the ai* fields.
